Set in mature grounds on a scenic walking trail less than a mile/1Km from Kinsale town centre, Rocklands House occupies a superb position on Compass Hill overlooking the inner harbour. Guests can relax in our large comfortable lounge/diningroom, where they can enjoy the peace and tranquility of the water below. A varied breakfast menu is available catering to all tastes. Our Guest Bedrooms are luxurious, some have their own balconies and King Size beds. All are en suite with power showers. All rooms have TV, Wi-fi, tea/coffee making facilities, hairdryers and the beds are made up with crisp white linen. Room rate per night 2 sharing from €75 to €90 depending on Season or Bank Holiday weekends. Rocklands House also has a 2-person Self Catering Garden Apartment for weekly or part-weekly lettings. Prices from €60 per night , €300 to €400 per week.

We stayed in Rocklands House for two nights, from 14th to 16th July. We booked it seeing the good reviews but it was way better than our expectations. The house is located in a beautiful location up the Compass Hill, offering breathtaking views of the Kinsale harbour and the beautiful Bandon river. The surrounding areas are absolutely peaceful and charming. The main town centre is just 15 minutes walk from the b & b. We are a family of three and we booked two rooms. The rooms were impeccably clean and beautiful. The water pressure in the shower was excellent. The rooms had tea/ coffee making facilities and there were biscuits and bottled water too (the tap water in the bathroom was potable). There was enough parking spaces too.
Other than the wonderful views from the rooms, we also watched the most beautiful full moon rise from our bed. It felt magical. And the following night we saw the most amazing blood moon rise. It was like a dream. Fortunately, we got excellent weather throughout.
Now, speaking about the host, John is the most welcoming and warm host one can think of. He is a true Irish - warm, knowledgeable and genuinely kind person. He made sure that our stay was enjoyable. We had lovely chats with him in the evenings over a drink which he offered to us. He has great knowledge about the place and about many other things. He suggested a few places which we would have otherwise missed and regretted. The Timoleague Church of Ascension and the Speckled Door restaurant were two of them.
The breakfast was fantastic on both the days. Everything was freshly cooked and portions were generous. It kept us full till late afternoon.
And I must not forget to mention about John’s pet dog. Poppy is the most adorable golden retriever that we have ever seen. Every time we entered the house, she would come out wagging her bushy tail. She is the sweetest.

(Just a note of caution: while driving up the St. John’s Hill from the town centre to get to the b & b, there is a sharp bend that goes uphill to the Compass hill. So instead of taking a left turn at that sharp bend, you might go straight to the right and make a U turn and then take a right up to the compass hill. There is a parking area where you can turn your car)

It was by a happy chance that I stumbled upon John's place while searching for lodging in Kinsale. Just a quick 3 minute drive up the hill from the town is John's little piece of heaven overlooking the River Brandon. As you pull up, Poppy, the most friendly dog that you'll ever meet in Ireland, comes to greet you and you're overwhelmed by the views offered from every angle of John's house. John is extremely attentive at providing his guests with the utmost service and comfort. He runs Rocklands House in an extremely professional manner, yet also in a way that makes you instantly comfortable. Our room was cozy and beautiful with a balcony overlooking the river. The beds were the most comfortable that we slept on while in Ireland and I wish that I could have brought the pillows home in my luggage. John drove in front of us down into Kinsale to direct us to the most convenient parking lot for our destination. His breakfast in the morning was a true feast and was absolutely delicious. Sunrise over the river from our room was breathtaking and something that I will think of often. We had the most delightful conversations with John during our stay - from the engaging stories of his great uncle's adventures around the world to discussions about the Titanic - John just seems to know a little bit about everything and is easy to talk to. We would absolutely stay here again and would highly recommend Rocklands House to anyone staying in Kinsale. Avoid the hotels in the town center and stay at Rocklands House!!

We had a very enjoyable 2 night stay at Rocklands House last week. John is a very welcoming and attentive host who was most helpful when our friend's car broke down. Not only did he drive us to his local garage where he persuaded his friend to carry out repairs in a hurry, but also ferried us on both nights to restaurants in the village of Kinsale. His house is a little out of the way but situated on a hill, has wonderful views.

We will be making a return visit before too long.

The Rockland House is really a fabulous place! Very cozy and warm rooms, spacious dining and sitting areas with fantastic views. You can sit by the fire place or by the huge window looking over the river. John is such a lovely host. He is so helpful regarding how to spend time in Kinsale and around, he gives you a lift and collects you from the town. He's a great cook and looks after you with first-class service. Breakfast is delicious and there is a big selection between the continental and Irish foods.
I recommend this place to everyone. We had typical rainy weather, but I can imagine that John's garden blooms with beautiful flowers for spring/summer and staying could be even nicer then.

If you are looking for a B&B with a fabulous view, look at Rocklands House. John, the proprietor, is a wonderful host and has an incredible knowledge of the area and of Irish history. And you must meet Polly, the Golden Retriver - one of the most loveable dogs I've ever met.

Thank you so much for a wonderful stay. We had a view overlooking the garden and the water. It was spectacular and the breakfast was delicious and owner very accommodating. We really enjoyed our stay and recommend it to anyone interested staying in Kinsale.

This lovely B&B home w/gardens sitting high on the hill overlooking the water in Kinsale is the most delightful, light-filled, comfortable and welcoming ever! John & Eleanor Bateman astonished us by volunteering services even family might balk at performing. There are lots of wonderful, as well as poor, B&B's throughout Ireland, but this is the best ever! --Carol & Bill Horn

John is the embodiment of warm Irish hospitality. He is so friendly and knowledgeable about the area and its history. I could happily sit and listen to him for hours. You can also tell he genuinely cares about your experience - not just in his B&B, but in your travels as well.

The breakfast we had was the best of our trip to Ireland - there was a great variety and you can't beat his freshly baked brown bread and scones! There is an absolutely lovely view from the breakfast room too. Our bedroom was pleasant and the en suite bathroom was very clean.

We had a hire-car and had no trouble parking at the property. The location was very good. The house is up on Compass Hill with beautiful views, peace and quiet... but it was just a very short drive down to town.

I would stay here again and would recommend this B&B to friends and family. Thank you, John!

We got the little private cottage away from the main building which was wonderful. We enjoyed our privacy as this unit overlooks the inner harbor. John the host is an amazing energetic guy. He does it all from outstanding made to order breakfast to taking care of the property. As the road leading to the house is very narrow and requires some caution John was gracious enough to drive us to the town (less then a mile...) to have our dinner (Fishy Fishy restaurant , highly recommended!!) and suggested we take a taxi back (7 euro) which was a great idea! (You can enjoy a drink without dealing at night on a narrow windy short road).
The common and breakfast room has also incredible views. The cottage actually has also a kitchen, washer/dryer if one want a short stay place. We stayed two nights and enjoyed the privacy of the cottage.

Booked months ahead directly with Rocklands (telephone, email) rather than through another site as I thought it would save him some overhead. I arrived and he didn't believe me that I had a booking as his rooms were all occupied. I had a copy of the email which indicated I did have a reservation. He had forgotten to remove my dates from the booking sites so someone else was able to book the room. This type of thing happens, of course. However it was more his attitude that really put us off. He contacted another B&B and we were able to stay there. He was apologetic but he did say I was lucky that it was the shoulder season otherwise I would have been out of luck with another room. I really think he has been in the business too long and is getting a bit burned out.
