Looking for somewhere special to stay, exclusively for adults? Robbie and Michelle would like to welcome you to our lovely old Farmhouse, relax in one of our large comfortable en suite rooms and enjoy the views of the countryside. Set in around 8 acres, near Saxmundham the Farmhouse is ideally situated on the main A12 between Kelsale and Yoxford. There is easy access to everything that the Suffolk Heritage Coast has to offer, including beautiful villages of Walberswick, Southwold and Dunwich, Minsmere Nature Reserve, Snape – with its world famous Concert Hall, Aldeburgh and Thorpeness. With so much to see and do stays of 2 or more nights are recommended, however occasionally we have one night stays available, please contact us for details. The Farmhouse can be booked for exclusively for birthday's, anniversaries or family get togethers, where you would have sole use of the dining room & garden room to relax and unwind in the evenings. With a genuine warm welcome and excellent value for money why stay anywhere else?

We spent four nights here in October in the Exclusive King room which had plenty of space for our son's travel cot. Before arrival they advise you how to pick up the keys safely. They provided all breakfasts in our room, being ordered the night before on a sheet of paper and dropped off outside the room at the requested time. Refills of drinks/towels etc. is also done the same way. This process was one of the reasons we chose to stay here and it seemed to work really well, other than having to request replacements of dirty glasses, mugs, cutlery and crockery that were provided in the room at the start. The room was comfortable for our purposes and overall we really enjoyed our stay. It's easy to find the B&B when you're approaching from the north, but as it's on a bend when approaching from the south you only see the sign at the last second, so if possible an extra sign on the other side of the road would be helpful.

We stayed for two nights in a beautiful room which was immaculate. Excellent provisions have been made regarding covid19, with spare face masks and hand gel in the room. Breakfast was amazing with a wide selection which is delivered to your room where dining facilities are provided. Robbie and Michelle are great hosts and I would recommend a stay with them

Stayed for 3 nights on our first trip to Suffolk.Weather lovely for September .Made very welcome by our hosts Michelle & Robbie who are doing an excellent job , given the current Covid circumstances.Our room was very clean,bright and airy with a comfortable bed, a nice dining table and chairs , silent running fridge, silent running ceiling fan , electric kettle and a good supply of coffee/tea & condiments and an excellent shower/hot water in the well appointed bathroom.An absolutely superb breakfast was delivered to our room each morning in a Covid safe manner and enjoyed in the luxury of a very well laid table.The Farmhouse is well positioned for touring around the lovely Suffolk countryside and coastal towns but a car is a must to enjoy the small villages and pubs that are in abundance. Michelle and Robbie are excellent hosts and are a credit to all our small businesses that are keeping going despite the awful and uncertain times that have prevailed as a result of the pandemic. This is an absolutely delightful property to stay at. So much thought has been put in to how to manage with new Covid-19 regulations. I am pleased we got to say goodbye in person (wearing masks). So much thought and care here, in a beautiful part of the world. Top marks. (Definitely use Google rather than a car sat nav to find!)

We have just returned from a very safe and pleasant trip of 7 days to Suffolk with our friends staying at The Farmhouse for the first time. We stayed in the room at the back of the house which housed an enormous double king size bed. Robbie and Michelle have worked extremely hard to provide everything you could need during these uncertain times due to the Covid. In each room they had left a small sanitiser and masks (in case you had forgotten yours). There was bottled water, water in a container along with orange juice in the silent fridge. Each evening you leave your breakfast choice and any replenishments from a long list e.g. orange juice outside your room. They are waiting for you when you return. Breakfasts were very filling even the lighter options. You are asked to wear a mask in all communal areas being respectful to other visitors and R&M. Sadly, due to the Covid we couldn’t have the odd evening meal here, Although there are many pubs in the area please do your research before you visit. Some pubs/restaurants are booked up 3 weeks in advance and offer a reduced menu. Getting back to Robbie and Michelle, the grafters, who have made every attempt to give you a nearly normal break away. The only observation we have is the lack of signage especially coming from Saxmundham. The A12 can be very busy at times and you are almost on top of the property before you have time to indicate. You don’t make the same mistake twice! We don’t often award a 5 star but that is what we are giving to the Farmhouse. Faultless.

We are restarting to serve evening meals once the 2nd lock down has been lifted, so if you are thinking of a 2nd visit evening meals will be available. We are currently looking into the signage problem, do you think a sign at the bottom of the hill would help? Something on the lines of " The Farmhouse B&B 500 yards on right"?
