Must agree with perrinvalerie assessment which has nothing to do with race I turned up for a one night stay for work purposes and must say was welcomed and greeted in the morning with a smile. Having stayed at Uplands on a few other occasions and found it welcoming and comfortable. Was rather surprised to find it had changed hands. On arrival it took three rings on the door bell a phone call that was cut off and another door bell ring before the door was opened. It was clean and beds ok. but on returning...

Thank you very much for your response, breakfast provided was clrealy mentioned whatever we offer, we offer rooms and complimentory breakfast and nothing to do with the management race, it would be better to write about the services that guest receive, not the race or ethinicity of staff.

very friendly welcome. Family room clean & tidy, although some paint work needs touching up! have to order breakfast the night before, but no bacon or pork products served due to religious beliefs. Good position for Frinton shops, restaurants and beach. Free parking at the hotel.

I will Highly recommend uplands guest house as the service was great, room was nicely prepared, very lovely sea view, will definitely visit again with family and will definitely refer to my friends as well.

We spent 2 nights here whilst attending a wedding in the area. Firstly I must say that from the last few reviews I must disagree with the 1*. I feel that they have taken on board some of the comments. Yes it isn't a 5* place but the beds are comfy, the food is adequate and it is reasonable clean...

Really really disappointing on so many levels. Breakfast was not English and I think it should be somethings they tell you in order to make an informed decision. shower awful-tap too big to turn and fixed shower head in a small cubicle so not easy, very dusty flowers and ornaments, family who run/own it were VERY noisy

Not brilliant. Towels and linen dirty as was room. Breakfast not really edible and we got food we didn't even order. Not good value for money and would not stay again. Chap was friendly enough. Very noisy in the evening.

My Mum booked for us to stay overnight at Uplands Guest House as we were there to see a play at the Frinton Fringe Festival. Having never been to the area and having been assured from the website and previous reviews on Trip Advisor, my Mum and I were confident it would be a nice stay. How wrong we were!...

An attractive Edwardian house, Uplands is situated in the quiet, timeless resort of Frinton-on-Sea. The town is renowned for its wide sandy beaches, attractive greensward and old world charm. Connaught Avenue, the main shopping street, was once known as "the Bond Street of East Anglia" and still boasts a fine array of individual shops, delicatessens, cafes and restaurants. Frinton Golf, Cricket and Tennis Clubs are nearby, all three hosting important championships. There is also the immensely popular and long established Summer Theatre, running for a six week season each summer since 1930. For those arriving by train, Frinton station is but a few minutes walk away. The towns of Clacton and Walton are both within easy reach, offering the livelier pursuits of pier and amusements. Nature lovers will enjoy the huge variety of wildlife in the surrounding countryside and backwaters, and the Roman town of Colchester - complete with a Roman castle, leisure centre and a variety of shops - is just a short train ride away! Centrally situated and close to all of these amenities, Uplands makes an ideal base from which to enjoy this peaceful spot and explore the surrounding area. Rooms are comfortable and well maintained with Televisions, radio alarm clocks and tea/coffee making facilities. We have one standard single, two single en-suites, one twin en-suite, one double en-suite and a family room en-suite.
