Location is good, walking to everything. Room was basic, bathroom was nice and clean. Rug seemed dirty. Call Eastbourne Guest House direct for best value. Booked 2 nights at v short notice. Proprietor, Martin, was really helpful. Got an upgraded room with bay windows and super king-size bed at discounted price. Very clean. Great breakfast. Would definitely stay again.

Eastbourne is ideally placed for nearby pubs and restaurants. rooms were vert clean and comfortable. very welcoming hosts. we loved it. close to the lake and shops. would recommend the royal oak for the best john smiths beer in bowness.
