My Wife and I have visited Folkestone over the years but this was our first overnight stay with family for two nights.A very warm genuine welcome on arrival from Mark & Liegh with choice of drinks.Parking permit well organised,no fuss.Help with bags in & on leaving.Great attention to detail on all levels.Excellent breakfast choice.Highly recommended Five Star rating.Looking forward to...

We stayed here for 1 night and really enjoyed the experience. We had a warm welcome from Leigh when we arrived and offered a complementary drink. The room was lovely and spotlessly clean. This is our fourth stay at 10-12, watching shows at Leas Cliff Hall and visiting our favourite restaurant, Rocksalt. Mark & Leigh are the perfect hosts.....everywhere spotless......comfy beds & cracking breakfast. Couldn't ask for anything more. See you next time. Ray & Kim.

A warm welcome from Leigh and Mark greeted us you as we entered and continued throughout our stay. They have invested in creating a fine facility, with modern, spacious rooms that are well equipped and tastefully decorated. Breakfast is good with plenty of choice and personal service. I can strongly recommend 10 to 12 as a great place to stay...

We have just returned from a long weekend in Folkestone staying in a welcoming B&B called 10-12. The proprietors Leigh and Mark made us feel very welcome from the off. Our room (12) was really large and very tastefully decorated with an extremely spacious bathroom. The bed was super comfy . Personal touches such as bottled water by the beds...

From the outside this hotel looks like any other in the street but you will step into a lovely hotel. We had one of the nicest welcomes I've ever had , from Mark and Leigh. The hotel decor is in a Cool Brittania style and the rooms are delightful. The coffee in the rooms isn't very nice , those coffee...

I regularly travel to Folkestone on business, having tried many places in the area I have to say that 10 to 12 Folkestone is simply the best! Mark and Leigh are the most hospitable people you will meet. The rooms are immaculate, modern and quirky! The breakfast is top notch! Can't recommend highly enough!

You can see that everything in this hotel has been thought about with great care, the owners make you feel at home at all times and are very friendly. I would recommend this place to anyone! I'd do 6 out of 5 if I could!
