Travellers' Choice
10to12 Folkestone Bed and Breakfast, is a beautiful Victorian house independently owned and operated by Mark and Leigh Nevill, with our excellent team of local staff. Since January 2014, we have been the very proud owners of 10to12. We purchased the property in quite a poor condition and have devoted our time and energy restoring this wonderful old building back to it's former glory. Estimated to have been built around 1870, it has been quite a challenge to get this grand old building back on it's feet. Our aim has been to try and achieve the perfect mix of contemporary guest accommodation, whilst still retaining as many original features as we were able, and we are confident we have accomplished that. As a husband and wife team who live and work at 10to12, our emphasis is on personal service to all guests who come and share our home with us. Currently we have 10 rooms and can accommodate couples, families and friends, as well as golf and corporate groups.

A lovely friendly welcome and spacious light rooms in a quiet road. Breakfasts were excellent. Fresh poach eggs and sausages and homemade lemon curd if you are lucky and the owner has made some. The owners go out of their way to make you feel at home.

Over the past 6 years we have stayed here on several occasions and it remains as brilliant as ever. Honestly staying with Mark and Leigh is like staying with family. Family that you really like. Family that have a super wonderful house and always make you feel welcome. My daughter and I recently spent 6 days here and everything was perfect. Our twin room was large and spotlessly clean with super comfortable beds. The DVD player allowed us to have a Harry Potter move marathon in the evenings, and the well stocked tea and coffee tray is always appreciated. Breakfast was of the usual high standard and always cooked fresh to order. However on this visit Mark and Leigh really went above and beyond. I was there to drop my daughter off for her first term at boarding school, and on her last night Leigh left both of us a special treat in our room. The following morning there was a good luck card on my daughters place at breakfast which really made her day. Honestly you could not wish for kinder and more considerate hosts and I highly, highly recommend the 10 to 12 to everyone.

Entrance - Lovely looking large building kept in great condition, first impression on arrival absolutely superb. Just by walking up the steps or by using the side slope towards the large beautiful front door you already get the feeling that this place is going to be good. Reception - Very spacious, clean, warm & welcoming, carpeted throughout, quality leather settees for guests to use. Hosts - Mark & Leigh are fantastic hosts, greet you with friendly smiles & are genuinely happy that you have decided to stay at their property, yes you expect a genuinely good welcome these days but these two just go that little bit extra and you even get a welcome drink on arrival if you book direct with them. All details can be found on their very smart website. Rooms - All the rooms in this place are massive, we have been fortunately enough to be shown around most if not all of the rooms and can honestly say there is not a bad room to be had, we would happily stay in any of their rooms. Location - Literally 1 minute walk to the seaside, many local good restaurants and a easy 10 minute walk into town where you will find many shops & entertainment venues, approx 10 minute walk to the train station if required, parking right outside the property. If you walk along the front you come to the Harbour Area, a lovely place to just hang around or again enjoy the many food & drink establishments. Breakfast - Cereals, fresh fruit, yoghurts, bread, toast & jams, home made cakes on occasions plus a gorgeous full english breakfast (also other options) cooked fresh by Mark. I could go on, there are many little extras 10 to 12 provide during your stay, including walk in showers, sea view rooms, high ceilings, a lift to the 1st floor for those less able, a nice tea & coffee tray, fresh milk, bottles of water etc etc. Folkestone has a lot going on in and around the area, a stay at this place would just enhance your experience. Everything about our stay at the B&B was excellent. Mark & Leigh were very welcoming, helpful and offered useful information about the area and arranged for local car parking. The B&B is in a very good location close to the coast and town centre. Our room and the public rooms were spotlessly clean and we had no worries about Covid 19. We had a nice large room, good comfortable bed and nice bathroom. Absolutely recommended.

Passion and commitment. A 5 *Service is unquestionable Mark and Leigh were extremely friendly, helpful and informative hosts.Brekfast choice extensive cooked to perfection.There is an real eclectic,quirky touch that compliments the beautiful restoration.,this gives the hotel a unique edge and is quite inspirational.
