If you want to get away from the sea front hotels full of coach tripping pensioners take a short walk from what's left of the pier to find this place. Clean, comfortable, great breakfast and friendly owners. On street parking can be a bit of a pain but once you find a spot is free with the voucher supplied from...

We enjoyed our stay at the B&B for a weekend. The new owners emailed me ahead of the stay to let me know they had taken over and check for dietary preferences. New owners had taken over only a week before we visited. Still trying to get themselves sorted but obviously keen to keep up the reputation of the business built up by the previous owners. Position is great on a road just back from the pier with free on road parking provided. Had a room on the front of the house...

Stayed for 5 days in June 2014, great place, very friendly owners are accommodating and helpful. Parking permit is included in stay which is a necessity if you have a car. Lovely breakfasts. Property is situated a 2 minute walk from Eastbourne pier and the beach, perhaps 5 minute walk to the center of the main shopping street. Nearest good...

This small 6 bedroom guest house is very central and offers an excellent base to explore the surrounding area. Breakfasts are really great - full English and then extras such as pancakes!! Help with luggage was much appreciated and our hosts were very helpful. Parking permits for on-street parking were also provided each day.

We stayed for four nights at The Bay Tree and found it a lovely experience. The guest house itself is very well maintained, very clean and the breakfasts are excellent. stayed again at bay tree with my elderly mother for the weekend and once again cannot fault this place, we have stayed before but this was first time I had taken her with us, she had a great time and was exhausted as we walked her for miles around Eastbourne. she absolutely loved Duncan and kris and keeps saying what...

It is only a stones throw from the beach and pier, spotlessly clean and comfortable. You can order your breakfast the night before, or leave it until the morning - either way your breakfast is freshly cooked, lovely and tasty. Our hosts were very nice & very flexible. They go out of their way to please you. The place is spotless and very well located. We might go back to Eastbourne in July and would definitely stay there if available. Thank you for everything.

What a way to end our walk on the South Downs Way! Kris and Duncan were delightful hosts and the guest house was just as charming.
