I would send them an email telling them your arrival time. It's not like a regular hotel where there is a 24 hour check in desk. And it's in a building with other businesses, so the front door to the whole building could be locked when you arrive. Make sure you have their phone number, so you can call them when you arrive (just in case door is locked). The B&B is not on the first floor, so they won't hear you knock. And I don't remember them having a doorbell.
