Pros: cleanliness; polite, friendly and fluent-English speaking staff; strategic location; beautiful, relaxing courtyard; rich (including pizza!) & delicious breakfast; comfortable bathroom for the standards of Venice old-town three-star hotels; no sewage, mould or old-building smells; free wi-fi and free use of PC & printer at lobby. This was a lovely hotel situated near the main highway but after walking to it you couldn't tell you were close to a road. The walk is short but does have a set of stairs to drag your luggage down. Great hotel, beautiful rooms and a fantastic breakfast. Hotel is near the Grand Canal and is an easy walk from the train station or nearest water bus or land bus. The rooms were clean, quite large, and extremely comfortable. The location was an easy walk from either the train or bus station and with the purchase of a multi-day pass on the nearby water taxi, made travel a breeze. We spent two nights at this lovely hotel. Our room overlooked the canal and was a very good size. Great location for some quiet walks beside canals and also easy access to cruise terminal. Lovely garden at rear where you can have breakfast. Will definitely be back.

Location - 300 yards from the Pizzale Roma so perfect for airport bus link and Cruise Port People Mover. So no need to take expensive water taxis to reach either.
