Stayed one night on the way up to Liverpool. Friendly helpful staff. Room small but clean and comfortable with everything you need i.e.: tea, coffee, biscuits, toiletries, free wifi, hairdryer. First visit to Leamington Spa, hotel right by river walk and into town. Very good location. Friendly staff and fabulous chef. Cooked breakfast was filling and delicious, served quickly and hot. Plenty of delicious fresh fruit and berries and a choice of cereal and yoghurt to start. I loved it, thanks for making it a lovely stay.

We were delighted with our choice of the hotel as it was close to the venue for our night out. We arrived in the early evening to a warm welcome. Good hotel, well situated for town centre (only 5 minute walk),clean tidy and spacious rooms ours was room 21 which overlooks the rear garden and was very quiet. We had a very good cooked breakfast with as much tea/coffee as you want. Would happily return.

We had an engagement party to attend and booked this hotel for one night. On arrival we were greeted very warmly and shown to our very nice room.nice and clean and very comfortable bed.shower was fab with complementary shampoo etc. Breakfast was lovely staff brilliant. Would definitely stay here again and recommend it to anyone.

Positives: Good location from train room. Clean Friendly staff Negatives: This is a two and a half star facility at four star prices Uncomfortable beds Shabby furnishings Overly pestering house maids (door knocked at 09.30 on a Sunday when checkout was at 11.00)

Only stayed one night here but was most impressed. I think it's the cleanest b&b I've ever stayed in. Everything was so fresh and clean. I stayed in a single room, but it was quite spacious. The public rooms were beautifully decorated. And breakfast.......... everything you could imagine, from full English to fruits, cereal, yoghourts, even Actimels. And...... refills on...

Decided on an overnight stay here as it is only 5 minutes away from the local ghost walk. The hotel is easy to find with signage in front of the building. There is ample parking spaces available. A lovely old fashioned (in the best sense) hotel in the centre of Leamington providing exceptional value for money. Had a single room, en suite, which including breakfast was £65 for a Saturday night. Room was clean, linen smelt fresh, staff were friendly & efficient, breakfast was superb, proper full English made from quality produce. Service at breakfast was outstanding,...

Used the hotel for one night whilst visiting Leamington Spa. The welcome was friendly and the room was nice and clean and the bed was very comfortable. Everything worked OK and staff were very helpful English breakfast was very good and fresh fruit including raspberries and blue berries were also provided
