The Ascot gets a two-star rating from the Scottish Tourist Board. I can't imagine what a four-star B&B would look like, because this one nails everything. Yes, the bathroom and toilet are shared, but as I write this on our third night here, we have yet to bump into anyone else. The bus does indeed stop literally right in front,...

Wonderful room. Spacy and a very high ceiling. Our room faced the busy street but we can´t say it disturbed us much. And this way we had a nice view over Arthurs Seat! The room had a loo and a shower in two separate small rooms. They were really cramped but clean and fresh. The breakfast was nice and well...

We stayed here on a stop over on our way to the Highlands and also to visit my Brother and his Fiancée. Its a pleasant little place with a really friendly owner who was very war and accommodating. We spent three nights at the Ascot Guest House and had a very comfortable time. Our hostess, Julie, was lovely and nothing was too much trouble for her. We stayed here during the art festival season. The owners were very nice and welcoming. The place offers a feeling of 'home". Every spot is clean, especially the room. The bathroom is shared but adequate. It is is spotless throughout our stay. The breakfast is delicious and freshly cooked every day! there are a lot of choices on the table....

Good location about 20 minutes walk from the city centre with a bus stop directly outside for a frequent service if you prefer. Banks, pubs, restaurants, shops etc. are within 10 minutes walk, although we found better quality as you get closer to town.
