I really loved the Dene Guest House. It was an excellent value for the amount paid. We loved the location, just a short 10-15 minute walk from the centre of Edinburgh. Great value, copious breakfasts, approachable and friendly staff in a pedestrian-friendly location. It was wonderful to stay for Hogmanay and all of our needs were attended to, even over the holiday. Thanks!

Dene Guest House has a convenient location in New Town - within walking distance of Princes Street, Edinburgh Castle, Charlotte Square, Old Town, easy bus ride (#36) to the Royal Yacht Britannia, etc. The building is Georgian style and quite lovely. I stayed in Room #4 - a single room with shared bath, on the street side of the building....

I stayed in single room on ground floor for 2 nights 18th to 20th Dec . Very clean, friendly and Simone extremely helpful. Excellent breakfast in pleasant breakfast room/lounge with vegetarian cooked breakfast options. There are plenty of helpful tourist leaflets and everything is very tidy and well organised.

I stayed for 4 nights... my room was simple but good enough. Breakfast was just awesome... I'll come again... everything was very clean and the location ist close to downtown.... thank you Simone and team.... I'll more chocolate next time

Very friendly welcome, very helpful and perfect for our stay in Edinburgh. Perfect location for wedding we were attending in Botanic Gardens. Staff really friendly. Would definitely go again. Clean and very accommodating for our needs. Very traditional Victorian house

We had a pleasant stay in one of the rooms with a shared bathroom. The hosts were very helpful and friendly. Room was clean, tidy as was shared bathroom. Would recommend and stay here again. Cooked breakfast was fine if a little small. It was very useful that you could leave luggage during the day.

We spent two nights at the hotel and it was great. Really friendly staff (before and during our stay), super comfortable room and bed and great breakfast. The area where the hotel is situated is really close to the city centre. It was a really good experience. Thank you!

Very comfortable and reasonably priced. Very good service, and the breakfast is great, many choices and - surprise - "substitutions welcome". Within reasonable walking distance to the city center if you can manage hills.
