Spotlessly clean and excellent helpful service. Beautiful room at a super price! We stayed for 3 nights and had a comfortable and quiet stay at the hotel. Would recommend it to anyone visiting the city and only a short walk away from the centre.

My bed was nice and comfy and the room itself was fine, although the floor was very squeaky and the sound proofing not great.My shower head didn't stay in position and the toilet seat was a bit shoogly but that wasn't the end of the world. Very honest, polite and helpful staff. we will definitely come back again. the room is very clean, comfortable and quite.. The breakfast was amazing with variety of choices. The buses are frequent and the bus stop is just outside. 20 min walk to princes street.

I stayed here when visiting my daughter who is a student and lives close by . Lovely spotlessly clean and comfy room , great tea/coffee selection and a good shower . Breakfast varied and plentiful ,the staff were very friendly . The bus stop is close for the city, but I walked in most days , it took 25 mins...

A really nice place to stay. Excellent value for money and the staff really do their upmost to help. They can't do enough for you. They are polite and smiling. Breakfast is good and plentiful with choice of continental and traditional. There is a vegetarian option. The room was superb. No a palace but we'll above standard for the price....

Good value for money B&B, very clean and well presented rooms. Excellent location, 30 minute walk from the Royal Mile. Nice breakfast with an adequate selection to set you up for the day. Friendly and attentive staff, for what we paid - it was great value!

Room was clean and had everything we needed for an overnight stay including to and wi-if. The breakfast was the best part of this trip with a huge selection of continental treats then a full Scottish fry up, well done to the staff for making this experience memorable.

We booked the B&B last minute as we decided against driving home late one night. Not the best finished room but it was clean and warm.
