The location on Rutland Square was perfect as it is central and within walking distance of Castle, Grassmarket, Haymarket Station, trams,Princes street ect. We stayed at Inchgrove House for 3 nights. Location in Rutland Square is handy for everything, only 10-15 minutes walk to the castle and Royal Mile. Don't be put off by the entrance, once you enter the flat you find large comfortable rooms. Beds are comfortable and bathroom is spacious. The hosts are knowledgeable and helpful; they went the extra mile to help with parking. However, they have changed locations so the address on the site is incorrect, and the photos do not accurately represent what is now Inchgrove House. Our experience was mixed. Location is great (we travelled by train so not sure what parking would be like). Round the corner from the Caledonian hotel. Host was genial & welcoming. Stayed at the new location in Rutland Square 21/22 November. Perfectly situated for visiting central Edinburgh. Breakfast excellent and bed very comfortable. Excellent location, in a characterful Georgian terrace, very easy to find the main sights quickly. Outstanding, personal hospitality - the proprietor was extremely helpful and knowledgeable, with a distinct old school charm. We stayed at the new premises at rutland square for one night. Duncan was very friendly,breakfast was fab. Rooms very clean and beds were very comfy. Would definately stay again. More personal than staying in a hotel.
