Excellent hotel, friendly helpful owner in perfect location to Edinburgh town centre, the rooms are perfect very clean and the beds are comfortable. The owner cooked us a lovely breakfast in morning, all you could ever ask of a guest house. My wife and I would definitely stay here again....

I’m glad you enjoyed your stay here and found most of it to your satisfaction. To answer your points, four of the six rooms here are at the back of the house overlooking gardens and are quiet. We stayed here for two nights at the end if our tour of Scotland and could not have been made more welcome. The affordable accommodation was clean and comfortable.Free WI-FI an added bonus. Off streets parking and an excellent bus service close by. The breakfasts delicious. I would definitely stay here again if we ever return to Edinburgh.

Everything was ok, but this place could be so much better. Didn't get a particularly friendly welcome; just handed keys and not shown to room. Room was fairly clean but few cobwebs on ceiling and grouting in shower was dirty. The bed was comfy, but was disturbed by the incredibly loud bathroom fan which came on with the light and...

The fan has been replaced, the shower thoroughly cleaned and not a cobweb in sight. Since your stay we have new, larger pillows. I have made sure that guests will always receive a warm, friendly welcome.
