We stayed here for a weekend break. We booked it mainly due to cost aswell as location. From booking it a few months in advance , communication from the owners via E mail was good. It's location is aprox 1.5 miles from The Royal mile on the A701 into Edinburgh. This is ideal as aprox 30 mins walk via plenty...

On arriving we rang the bell and after a good wait someone appeared who looked like he had been sleeping in his clothes. He gave us a key and said 'you are in room X' and then left, no welcome, no introduction. Now whilst we are not coming to Edinburgh from abroad the owners may want to think carefully about...

The guest house is family run and everyone is very friendly and willing to help and/or accommodate you. Breakfast is excellent and personalized to your order! Our room was homey, comfortable, and tidied daily. Location is a straight walk north on the A701 into the city center, but it does take a good 30 minutes to walk this. Plentiful bus...

Lovely guest house. Friendly staff, great breakfast and very clean. Can't imagine what anybody could expect or want more of a small guest house. I would be more than happy to return. Right on a main bus route so getting into city centre is easy, although it's a nice walk anyway. Thoroughly recommended

We had a lovely time at this accommodation. The breakfast was lovely. It's perfectly located in Edinburgh, in a main road. Old fashioned style however everything was clean and we had no issues with anything. 02/06/2016

Lovely B&B just over a mile from city centre or 10 mins on bus/taxi. Well priced compared to others at £56 per night including breakfast. A little outdated in terms of furnishing but other than that no complaints in terms of the rooms. My girlfriend and I stayed here a few days before Christmas. We picked the guest house because it was one of the better value options within walking distance of the city centre. The rooms are lovely and cosy. Breakfast is also nice though I had asked for poached eggs and got scrambled instead. Never mind, it was still a lovely stay! It has free parking, free wi Fi and is just good!

Standard, classic B&B, nothing fancy. Rooms facing the road outside are quite noisy, the windows don't have double glazing. One of the rooms has a private bathroom across the hall, which can be a little awkward, especially if room service forgot to replace spare toilet paper. The guesthouse is as described. The staff and owner are very friendly and accommodating. It was great to be able to park just outside the front door. Breakfast was very good and a good choice. Cooked by the owner. Bus stop just outside door goes fast to centre. Nice location near Arthurs seat. Good price! Felt welcomed as a family....
