I recently stayed at 53 Frederick Street on a night out with some friends. I was given a beautiful room with a fantastic huge shower room. Both Tessa and David were extremely helpful and friendly. With the castle, George street and princes street on your doorstop - I can't recommend more.

we stayed at 53 frederick street in December, two nights so as to enjoy the Christmas markets etc. the hotel itself was ideally situated and at a very reasonable price. it only has one draw back and thats the stairs. not recommended for elderly people with rickety knees. our host was very obliging and breakfast in Rick's next door was...

We booked 3 nights in September, rushed to arrive in the hotel's unusually short, awkward reception time, and were appalled at the rundown condition of the place. Up three flights of cold, unadorned, prison-gray stairs, the reception area is just as grim, tired old threadbare carpeting, furniture that looks like it came directly from a charity shop in the 1980s,...

Guest tried to cancel booking 3 days before arrival. She then tried to modify to 1 day. Cancellation policy still applied. Myself & 2 staff were on premises. She knocked on the closed office door. Which has a sign and bell saying, press if assistance required! We refunded the whole stay as she was very unhappy & provided free breakfast!...

We had a 4 night stay in this hotel and found it very comfortable and welcoming. Tessa was on reception when we arrived and offered help with the suitcase if required. There are 69 steps from the front door to the top floor rooms so the reception and lounge half way up are a welcome break for anyone who needed...

This home is a lovely Georgian flat in a residential area of new town, Edinburgh. The room was just as advertised, large and quite beautiful! I agree with Tessa on the review below it sounds as though the couple were looking for something more modern. The family have decorated their home in keeping with the building with the traditional style...

“Our room was facing the back of the building, had great big windows and a nice breeze to fill the room when we wished. We had two king beds for three adults and were very comfortable. Good towels and shower. Hair dryer in the room and a convenient multi-plug power strip for charging your phones, razor, etc. ”

“We had the room with separate bathroom/toilet, which we were aware of at completion of booking and was reflected in price and did not cause an issue. This had been the only room left when booking. The only negative was the location of the room, due to noise from the lively street below. On any further stays I would chose a room at the rear of the property. As other people have said there are a fair few stairs but unless you have limited mobility this should not deter you from choosing this Bed & Breakfast. All in all a lovely stay in a fantastic city. ”
