We booked 2 The View Rooms for our family short break. Rooms are clean, light, with comfortable clean good quality bedding and a small yet perfectly formed bathroom, plus lovely views of the surrounding streets. Climate control in room worked well and nice also to be able to open the windows in the old fashioned way. One big easy improvement would be a bedroom bin as well as the bathroom one. Room cleaned well and towels changed daily. Breakfast was very good as a simple continental and the bar serves a good variety of alcohol, although no draught beers. WiFi worked well and the location is unbeatable if travelling by train and within a budget. The motel one royal is no frills and does exactly what it says on the tin. We look forward to staying again in future.

This is a great no frills but very pleasant place to stay if you want to tour the Old Town, very close to the Royal Mile. The hotel is clean, bright and well maintained. The breakfast was good - no hot food (except oatmeal) and lots of cold options -- pastries, hard boiled eggs, fruit, etc. -- plenty to fuel us for a morning of walking about. Beds were comfortable. Important tip: turn right from the front door of the hotel and walk up the road to the Royal Mile if you want to avoid the VERY long set of steps you'd have take if you went right.

At the foot of the Royal Mile, Motel one is ideally located for exploring Edinburgh on foot. All floors are accessible by lift and the rooms have a 4-star comfort. Both shower and lavabo have "single lever mixers" and the size of the rooms is reasonable. A continental breakfast buffet is served in the bar. The location is perfect, 2-3 minutes walk from any door of Waverley station.
But other than the location, it is impossible for me to say anything else "very good" about this hotel.
The floors are squeaking, the sound of walking in the corridor is inside our room, the conversations of the adjacent rooms are inside our room, the noise of the outside, the shouting are all inside our room.
The window closes, but not completely, it makes the already terrible insulation even worse, all the noises of places, conversations, people, the street are inside our room. too bad.
I have never seen a hotel with such poor sound insulation.

We stayed for 4 nights and asked for cleaning once, half of the towels were changed, I wondered when the towels would be changed if they were not changed once in 4 days.
There is nothing in the bathroom other than soap and shampoo/soap in the shower. The two soap dispensers are broken, when you press them they stay down. At least if you renewed the soap dispenser it wouldn't cost much?

I asked the reception for a UK type socket adapter, but they didn't have any left. Customers who bought it did not return it, so I could not obtain the adapter here, which I could easily obtain in other countries. chance.

It was one of the worst hotels I stayed in. Okay, it's called "motel", it's three stars, but it's not normal for a hotel of this standard to be at these prices, it definitely doesn't deserve it.

By the way, the glass is frosted and only opens from the top, so if you expect to receive the sun on the right day, do not worry, the glass is frosted. Your room will not receive light.

Firstly, I would like to extend special thanks to Kyle for setting us up with an excellent room upon our arrival in the city well in advance of check-in time. We were simply looking to drop off our luggage, but Kyle was able to immediately place us in a room that more than suited our needs. It helped make the stay far more enjoyable.

As for the hotel itself, its amenities may be considered light in comparison to some other hotels (breakfast is served in the downstairs bar and you're given a voucher for a free bottle of water, but that's about the extent of it), but it's more than made up for in terms of location and price. If you're looking to sightsee, the hotel's location puts you within walking distance of the Royal Mile, Princes Street, Waverley Station, and just about any tourist attraction/pub/restaurant that you would want to visit during your time here. Getting to and from Edinburgh Airport was also pretty hassle-free. About the only thing that I could think to complain about is that the surrounding street can get pretty noisy, but that's to be expected with staying near such a tourist epicenter. (We also went on the weekend when Taylor Swift fans took over the city, so I doubt that the Swiftie Sing-Along evenings on Cockburn Street are a regular occurrence.)

All in all, it's a comfy hotel for sightseers looking for a convenient place to lay down between meals and museums. Highly recommend.

We booked two rooms at the Motel One-Royal in Edinburgh for two nights and were very pleased with the service, affordability and ease of walking around in the city. We usually try to stay at Hilton properties but wanted to be in the old part of Edinburgh, and this hotel had good reviews. The hotel is located half a block from the Edinburgh train station, which makes it exceptionally convenient for travelers. (Be aware, you have to drag your suitcase up a steep ramp to exit the train station, and there are a couple of steps to get into the hotel.) Our rooms were ready when we arrived a couple of hours early and were clean, comfortable, and sparsely but serviceably furnished. The hotel staff was delightful and offered good restaurant recommendations when asked. There is an attached restaurant which provides a continental breakfast buffet, but we did not include that in our stay. There are plenty of cafes and restaurants within walking distance to enjoy. Just be prepared with comfortable shoes because you will need them when walking all the steep hills in Edinburgh! Highly recommend the gelato at Bun and Scoop and the coffees at Milkman, both just a few steps from the hotel on Cockburn. You can walk just about anywhere from the hotel, including Greyfriar's Kirkyard, Edinburgh Castle and multiple pubs. Walk the other direction from the hotel past the train station, and you can reach modern department stores as well as more restaurants. Being so close to the train station, the hotel is great about holding your bags in a secure storage room after checkout until you need to depart town.

We absolutely loved this hotel. It’s cute, clean, cozy, funky, and the location is perfect. Yes, the rooms are small but it’s a very old building (part of its charm) so what do you expect? The breakfast was great—I know the baked good must be fresh baked because the croissants just melted in our mouths and the bread was light and airy. I especially loved the writing on the eggs!! So cute. We would stay here again in a heartbeat. Note to staff: make sure you change the lemon and lime slices in the cold water often. They seemed and made the water taste a bit tired. Otherwise, we would stay here again in a heartbeat.

I stayed here last night. The room I booked had no windows apart from one sky light very clostraphobic. The blind on the skylight did not work therefore I was woke up most of the night not only by the light but also a large group of men singing very loudly right outside the hotel in the early hours of the morning for several hours. The room was also extremely hot and almost unbearable to sleep in even with the window open. As well as this there is no onsite parking and had to park in a car park advised by a ten minute walk away which cost us £27 for less than 24 hours. We were given a discount code which was unable to be used as it was only valid for pre booked cars and we were not told this on arrival. Upon checkout we raised our concerns to the staff at reception and they were very uninterested. They told us that ‘it’s a room with a skylight, not windows’ when complaining about the noise they said that there wasn’t anything they could’ve done about that. All in all we came for a relaxing night away and did not experience any relaxation in this hotel. Will not be coming again!

Location is perfect for exploring the city and the entrance door is opposite the entrance to the Christmas Markets.

Check in was fine, with Friendly staff. We arrived at “8.00am and they looked after our luggage until we were able to check in later in the day.

However, the rooms were unbearably warm. We barely slept for the two nights we were there with the window open. I spoke to reception the 1st morning and asked if there was any air con, and there is not only heating. I explained that our room is far too hot and we were given a fan as they could feel it was hot following a visit from maintenance. The second night felt worse, like hot air is constantly blowing out of the fan by the door.

Unable to open window much so it didn’t help, which put a slight spoiler on our weekend as we are shattered.

Got up in the night and needed a drink and was charged £4.00 for a bottle of water that seems excessive.

The staff at this hotel (in particular, Kyle) were fantastic. They were great at communicating with me via email before the stay and during the stay they were so friendly and accommodating.

They arranged for a bottle of Prosecco to be in our room on arrival and also included a hand written note welcoming us.

The view from our room was lovely, overlooking Market Street, the North Bridge on to Princes street.

The bed and pillows were very comfortable and the room bathroom were clean.

The location of this hotel is perfectly situated in the old town but also allows easy access to the new town with just a short walk over North Bridge.

It is also a literal a two minute walk to and from the train station.

We made good use of the bar which has a very relaxing feel and the barman with'funky hair' make great cocktails!

The only criticisms I have (which are small and did not take away from our stay) we're that the shower floor was slippery but no bath mat could be provided and our safe stopped working part way through the stay.

We did not have breakfast but this was through choice.

Personally no, I think trees etc will stop the view. The true views of Edinburgh are observed when walking all the wonderful streets. We were fortunate and had a glimpse of railway from our room
