Staying at Sandeman House is always a treat. A very warm welcome from Joyce, Neil and Tosh. There is plenty parking closeby. Stayed one night here for a work Christmas night out. The location is brilliant for exploring Edinburgh. The room was cosy and the bed was very comfortable. The hosts are very friendly and breakfast was great. Would definitely return.

I often stay at Sandeman House when in Edinburgh. The location is perfect in a quiet residential area in the south side of the city. Everyone will find something to appreciate with this walking tour. The guide is sympathetic and energetic. She talks about the history of Scotland and some anecdotes from de city. It lasts 2h30 but you don't have to walk a lot. The only bad thing was that the weather was too cold.

If you are a totaly new sightseer in Edinburgh, this is for you ! This tour relate the story of Edinburgh it's really cool because you visit the most important things in the city and you learn her story. The guides are really nice and they explain well. That's a fun moment of discovery !

We made a last minute booking for the Sandeman house over New Years and were lucky enough that there was a cancellation - we weren't expecting much. I stay regular at Sandeman House when working in Edinburgh. On this visit I was offered a different room and was extremely impressed. It was a large front facing room with a bay window housing a delightful tartan clad chaise long which looked fantastic in the bright room. The bed was huge and extremely comfortable. I always sleep well here...

A friendly welcome and a good breakfast. Our en-suite rooms were rather frugal and the plumbing needed a safe-breakers sensitivity to perform properly. Our host was most helpful in finding us a car park (on a quiet street) some 40 minutes walk from the B&B, to where he drove us, to and from.

Lovely guest house, large comfortable room, friendly service, perfect breakfast, easy walk from the centre of Edinburgh and with a plethora of lovely, local restaurants and cafes etc.. Thoroughly recommended.

“The rooms at the front of the house are both en-suite. The room at the rear has a bathroom right next door. The larger room at the front has a huge bed and a tartan chaise longue which is lovely. All the beds are very comfortable.”
