I came here to have a drink after the 6th Feb 2015 for the Scotland England rugby match. Due to the ridiculous amount of people in the city for the rugby the bars/pubs do get full quite quickly. Stayed here for a weekend in february 2016, when we arrived we got no informasion about the breakfast hours or the WiFi password. Visited this hotel to soak up the atmosphere after the Scotland v England Rugby match - would NOT recommend - over-priced drinks, minimal choice, bar staff appeared inexperienced & person on door who was maybe the Manager (assumed but not sure) was very rude when politely asked about prices of drinks. This period property is located very close to Haymarket rail station making it perfect for those travelling on public transport. We were greeted by the very friendly if slightly "fawltyesque" host. Great building, good location, generously sized rooms. The owner Manish is great - helpful and genuinely welcoming. The other staff is lazy at best and creepy at worst. Do book - if you find a cheap room rate and don't care for "service" Don't book - if you mind being stared at, if you'd like a quick bowl of cereal...

room small but comfortable unfortunately there was know wardrobe to hang our clothes up just half a dozen hangers on hooks , the bed was very comfortable no complaints there .it was walking distance to the shops a bit further than I would have liked with the weather being so bad .

I felt really surprised by the good atmosphere of this guest house hotel! The room was really big, tidy, clean and the bed was massive and extremely comfortable! The staff were very friendly, easy going and helpful advising us about attractions and more. Very close to Princes Street in a very quiet location! Good breakfast too!
