Just returned from Edinburgh and had to write about this hotel. We stayed in room 27 and it is amazing. I wanted a luxury hotel for a celebration but within reasonable costs and this hotel ticked every single box. This was one of the best hotels I have ever stayed, only downside is we couldn't spend enough time in the room as we had a packed agenda exploring Edinburgh. If you want an old traditional building giving you a luxury stay, then this is is. We had a huge comfortable bed, 2 bathrooms, huge living area separate to the bedroom and all mod cons to make a coffee / tea, fridge for the drinks and ability to make an easy meal if that's what you wanted. We ordered breakfast in the room one day and it arrived on time and hot and a cream tea on the 2nd day of our stay. The hotel is within easy walking distance of the main Princess Street and all other main areas. It's about a 15 minute walk from the tram stop which takes you into Edinburgh direct from the airport at £8:50 for 2 adult returns. Staff were extremely welcoming and the little honesty shop is a great initiative in case you run out of anything. I did think not having a restaurant on site would be a negative but how wrong I was. Edinburgh Residence, you have a 10 from me.

We stayed here for two nights, we just had a standard suite but it was massive - bathroom absolutely huge too with a spa bath and shower. Staff were great. It was my birthday during our stay and I came back that evening to a card and a voucher for a free drink in the bar, really nice touch. Breakfast is delivered to your room, there’s a great selection to pick from and it’s lovely to sit in front of the window overlooking the city rather than having to get ready to go down to breakfast! Parking is great, little difficult to find at first but there’s plenty of space out the front of the hotel to quickly pop in and ask. Given the price other hotels charge for a car park, this place is ridiculous value for money with parking included. 10 minute walk to the city centre/castle etc as well as plenty of restaurants just around the corner.

This hotel suited our needs perfectly. During our 3 nights/4 days visit to Edinburgh we felt at home. The room, or should I say the apartment, was very large. Practical furnishings, plenty of storage space, stylishly furnished rooms and a great view. There were also a Nespresso machine, a microwave and many kitchen utensils. We had a Grand Suite with a perfect view towards north, ie. Dean Village and the Britannia. The fact that there is no restaurant in the house was not a problem for us. We bought a few things, put them in the fridge and had our perfect breakfast in the morning, just like at home. The location is good and it is only 5 minutes (320m) to the Drumsheugh Place bus stop which has 12 different bus routes going everywhere.
Regarding the Hapimag Eindinburgh there is one negative point. We actually had a todo list of restaurants where we wanted to eat out in the evenings. However, we liked the beautiful view in the room so much that we preferred to eat at home and have Uber Eats deliver to us.

Would have been great, booked a two bedroom suite, however when we complained that one of the toilets was backed up we were informed that this was to be expected of such an old building. Rubbish. The building was totally refurbished when it was converted from offices twenty years ago. We used to live in Belford Terrace between 1995 and 2005 so know the area well. It seems that if you present a foreign passport you are not entitled to basic hygiene facilities. No working toilet, simple, AVOID.

I was extremely disappointed to read your comments with regard to there being "no working toilet" in your suite. My understanding is that one of two toilets in your suite was causing you issues which I sincerely apologise for. All our bathrooms are fully equipped with a separate shower and bath, toilet and sometimes bidet and our fixtures and fittings are of high quality but unfortunately, issues can occur from time to time and we do our utmost to fix them. On this occasion, we appear to have not done so or dealt with your complaint in the usual manner. We stayed here some time ago, and had no hestitation in booking it again for our visit to Edinburgh. It really is a beautiful place to stay; the rooms are lovely as are the common areas. Everywhere is very clean and well kept. The first time we came here, we had a suite which was huge, with two bathrooms, a full sized dining table, and two TVs! This time we had a 'normal' room, which although, as expected, was smaller, was still a lovely size, with a big bed, a couch, and a small table with chairs. There is a fridge and microwave in the room as well as crockery and cutlery, so you can eat in if you just need to heat your food. You can order meals to eat in your room (breakfast and dinner) which comes from the sister hotel nearby. The bathroom was gorgeous, with a bath and separate shower. The service was absolutely super - friendly and efficient. It's a wee bit of a walk from Princes street, but we enjoyed being slightly out of the city centre. Very grand for a reasonable price.

We had a very comfortable 2 night stay here. Our grand suite was spacious, with sofa, armchair, dining table seating 4, desk, walk in wardrobe and big, comfy bed. A cabinet housed a fridge, kettle, tea, coffee, UHT milk etc., Nespresso machine (you will need to bring your own pods with you if you want to use this, or you can probably buy them from reception). A spotlessly clean microwave, plenty of crockery and cutlery complete the picture.
The bathroom was very generously proportioned, with both bath and separate shower. Big, soft, fluffy towels too. If I had to really search for any niggles, I would say that the soap and dispenser-type shower gel didn't match up to the rest of the high end experience, and the lift was very slow and seemed to have a mind of its own, going up and down and stopping at floors at random!
Edinburgh is an expensive place to stay, but this residence, with its free parking provided excellent value for money and we wouldn't hesitate to recommend.

We booked this as part of a week long trip to celebrate a birthday using booking.com. Having stayed at two hotels on the way up with 9.2 and 9.4 ratings that were awful we were concerned with this 9.6 rated hotel as we had lost faith in the rating system. Thankfully this was magnificently better than expected. The room was fabulous with a comfortable seat to sit on as opposed to propping one self up with pillows on a bed. There was room to read a book away from the main room whilst my wife continued her slumber. The shower was lovely and after a long day sightseeing a jacuzzi bath. It was a perfect point to explore

It's a lovely old building, clean, well maintained, large spacious rooms and staff are very nice. It was quiet during the night. The location is 30 mins walk from Waverly Station, 20 mins walk from start of New Town area but there are some local cafes and a bus stop within 10 mins. Recommend restaurant called The Palmerston (10 mins walk)
It's a strange set up with there being no services like in a hotel (no breakfast, housekeeping only on request) but it's not really an apartment either. There was a microwave and a kettle in a cupboard but no-where to wash dishes etc. Tea and coffee was supplied but you had to buy milk from an honesty bar.

Staying at the Hapimag Edinburgh was one of the highlights of our trip to the UK in Oct 2022. I had booked this hotel for 3 nights after doing quite some online research. It cost me around 150 GBP per night including breakfast. I had booked it on the Hapimag site and even though they take your card details in advance, they deduct the payment only after you check in. For brekafast, the hotel has an agreement with the BnB in the next building, and they provide a sumptuous Scottish breakfast.
The hotel is actually an old residence / mansion converted into a proper hotel and also has parking. It's in an upscale neighborhood in Edinburgh and walking distance from Princess Street.
The interiors of the hotel are well done and have this rustic / classic / imperial look like and take you back in time. The cleanliness is impeccable across the hotel and in the rooms. The bathrooms are grande and the rooms are provided with modern amneties and quite efficient heating.
There is a lounge at the ground floor near the reception where guests can sit, enjoy a drink or snacks from the honesty bar which is an open bar loaded with snacks, drinks, chocolates. One has to pick up an item and fill a slip with the items and put it in a small box, the same gets added to the room bill during checkout. There is no checks on this and is a compltely trust based system.
The front desk staff are very friendly, very kind and hospitable - Mariam, Kamila and Raul. They made our stay very pleasant.
I would recomend everyone to book this hotel for their stay in Edinburgh for a true Scottish feel.
You would get modern budget hotels at similar price (Eg. Yolo Edinburgh) but those are tiny basic rooms with all amneties of course, but lack the old world charm, grandness and hospitality of the Hapimag.

Well located for exploring Edinburgh, walking distance to everything. Good sized and clean rooms. Staff were friendly and helpful. No fresh food on site but plenty of options nearby. They had an honesty system for essentials and provided cutlery if you wanted to get a takeaway etc. They also offered fresh bakery items in the morning at a small cost.

Yes it is appartment style having a microwave oven and cutlerey. There is also reasonably priced roomservice. No diningroom and breakfast served in room.
The breakfast are excellent, cooked to order with a good choice, have the homemade porridge to start, delicious. All served in the restaurant area. As for staff, if there open they will have staff, my favourite place to stay in Edinburgh and the food is first class.
Yes this is one of the meals available and is well presented in the dining room, with or without champagne, we have enjoyed this on a few occasions and it is excellent
