This is a really individual hotel close to the city centre but managing to be tucked away on a quiet terrace away from the noise and traffic. It's a short walk to Princes Street and very close to Calton Hill if you fancy a walk up to take in the views of Edinburgh. The artwork in the hotel is amazing - carefully chosen and hung in every part of the hotel (often with matching chandeliers). We were on the third floor so we had a good workout going up and down. The decor is spot on and the bed was so comfy. The breakfast is good value and I can highly recommend a smoky old fashioned from the bar. The staff are so welcoming and friendly - you feel that nothing would be too much trouble. They were happy to chat and that made our stay more enjoyable. We were able to leave bags on check out too. I would highly recommend it. And a happy wedding day to Tony (the whisky man) next week. We'll definitely come back at some point to see if the peony chandelier has been sourced yet. Thanks for a great stay.

One of our best hotel experiences ever. Room and amenities were terrific. Service was available whenever we needed it, even when we had to checkout at 3 AM. Had breakfast each morning -- I loved the selections. (They actually served fresh fruit, unlike any of our other UK stops on this trip.) We liked the quiet location (away from heavy foot traffic), but that it was still just a 15 minute walk to the train station. The art work in the hallways and rooms is practically worthy of a separate admission.
While there is no elevator, staff is always available to carry your luggage up to or down from your room. I regret that we never took the time to try out and enjoy the garden in back. Our days were just too packed!

Amazing Art boutique hotel in a great location close to the shopping and the high street . The staff were so friendly and helpful , took our bags upstairs, being a large town house there are a few stairs to the top . They will also take them back down if you ask . A great whiskey bar with their own expert if that’s your thing . Art work is amazing and all over the hotel . Free parking at weekend that’s a Bonus! Comfortable large clean rooms everything you need on hand, it’s a listed building so ear plugs and eye mask supplied if your a light sleeper like me . So cosy a real home from home with that personal touch. Unfortunately we didn’t stay for breakfast as we were meeting friends . A slight incline up to the hotel but a great view . I don’t want to rave too much more so it’s stay’s Edinburgh’s well kept secret so we can book again and again! A difficult lady to impress but I loved it! Will definitely be back .

My wife and I stayed at 24 Royal Terrace during the last week of the Edinburgh Festivals. The hotel is sufficiently removed from the main venues to be quiet but close enough for a short walk (25 minutes or so) to many events.
The hotel is more expensive than most we stay in but well worth it. We had a studio apartment in the basement, which, though lacking a view, provided a good amount of room. (My wife, alas, had to work through part of our vacation.) The staff provided a reading lamp when we told them we didn't have enough light in the room.
There are no elevators in the building, but staff members carried our luggage up and down stairs as needed.
We left the hotel for a 4-day whisky tour on Monday the 26th but booked two additional nights at the end of the week, moving to a smaller, less expensive room on the third floor. They kept our bags while we were away and had them moved to our new room before we got back. The second room was also quite nice, this time with a wonderful view.
We booked the full breakfast option. All food is prepared on-site by an excellent chef, including superb croissants and raisin pastries. The food was delicious, and there was more than enough of it. (Try any of the Benedict options.) Beyond the morning menu, they have light snacks available later in the day - we had a cheese platter one night instead of going out for dinner - and drinks, including an extensive whisky menu, available 24/7.
As well as merely serving as a hotel, 24 Royal Terrace serves as a gallery of modern art hanging in guests' rooms and in the halls and dining areas. Should you wonder about it, they also provide a catalogue!
Overall, our stay at 24 Royal Terrace was one of the best hotel experiences I have ever had, and we look forward to booking it again. I cannot say enough about how hospitable the hotel staff are and how welcome they made us feel.

I'm fussy, but this hotel is brilliant. The location is amazing, quiet yet accessible on foot to the city and to fabulous walks, Arthurs seat and Calton Hill and city in 15 mins on foot or just an £8 taxi ride. 5 mins on foot to some fabulous local restaurants that the hotel recommended which we couldn't find on Trip advisor, enjoyed by locals. The hotel itself was spotless and beautiful and beautifully kept. We stayed on the top floor great room/view and the bar and breakfasts were amazing. The hotel has character with loads of art on the walls by different scots artists. The service was excellent, hotel is run by a tight knit team with a fantastic ethic, many of these people working for the hotel for 5-8+ years, and we met the lovely owner of the hotel while we visited, very kind, beautiful and vibrant, just like her hotel. The welcome was amazing, and the obvious love of this area is demonstrated by local families living on the same road, some of whom we met as at the hotel bar. The hotel offers a wonderful whisky tasting experience (we saw it but we don't drink whisky!) by a super experienced veteran who is passionate. We felt as if we were welcomed into a local family. There are stairs to climb to the upper level rooms which would not be suitable for those with mobility issues, but the cases were carried up for us, and we felt much fitter when we left! A big hug and thank you to the 24 Royal terrace team. A wonderful oasis. If you search hotels on trip advisor for service comments it stands out as a place with nothing but 5 star reviews. So here is another one.

Of all the wonderful places we have stayed on our travels this was the most memorable. Every part of our stay at 24 Royal Terrace was exceptional. The service and staff were incredible - attentive, friendly, professional and warmly hospitable. Arturo, Marinella, Samantha, Tony and Jonathan truly made us feel like family. The hotel itself is uniquely adorned with artwork, including the well furnished rooms. I usually don’t mention the beds, but theirs were like sleeping in a cloud. The boutique bar/restaurant on the first floor was open 24 hours/day and the breakfast there Michelin quality. And if you’re interested in enjoying a scotch whisky tasting, we strongly recommend you attend one of Tony’s on-site (the Scotch Whisky Guy) incredibly educational sessions. We did 2 different tastings while we in Edinburgh and his was by far was the best. Additionally, being located about a 15 minute walk from the busy city center in a quiet neighborhood was another huge plus for us after a full day of sight seeing. Finally I have to thank the owner Alesia for being so gracious and helpful. My wife and I often stay in smaller boutique hotels for the personal attention, you’ll find that and more at 24 Royal Terrace.

A great example of a non franchise hotel. I stay at Hiltons, crown plaza,sas raddisons all the time for work so when I go on a short trip I always look for good quality small boutique hotels.
25 Royal Terrace fits the bill perfectly. The location is around 10 mins from the main areas and yet is quiet and has an open feel, sitting on a wide terrace. The artwork as previous reviewers have said is probably best described as 'personal taste' 90% of which I thought was rather nice, the odd one a bit weird but then thats art for you.
The room was comfortable and warm and well presented, small points would be the glass sliding door to the bathroom kept singly wildly and didn't offer much privacy. The window blinds need new cords as they make an awful noise and it would be nice if there was a pot of bubble bath/salts available for guests.

This is my goto jotel in Edinburgh, its in a quiet but central location, you can walk to many places but trams or buses are nearby. The rooms are comfortable and well appointed. Staff are exceptionally nice and the breakfast is excellent. There is a bar and artwork on the walls . there's no muzak but also no lift if you are unfit for stairs.
