It's the mother of all Malmaison's. The former house of ill-repute now has a reputation that's second to none, and it's also just a short taxi ride away from Waverley Station. Malmaison Edinburgh bides at Leith (as they say up here), just a stone's throw from the Royal Yacht Britannia, but offering far more funky luxury. Yes, when you want exciting hotels in Edinburgh, this is the King, not the castle. Our Edinburgh hotel puts you close to all of Edinburgh's cobbled splendours, incredible shopping and famous galleries. Then it's back to Mal for Scots dining with a twist, a fine selection of single malts and mojitos in the bar and then back to the slinkiest and most spectacular rooms in the Scots capital.

Despite its prime location in Leith, close to a variety of dining options and convenient tram access to central Edinburgh, Malmaison Edinburgh garners mixed feedback. Guests commend the cleanliness and comfortable beds, but the hotel's decor and amenities are often described as outdated, with some maintenance issues noted.
While the views and some stylish rooms are highlights, there are reports of dissatisfaction with the perceived value and instances of slow service. Overall, the hotel presents a blend of both praised and criticized elements.

Detailed Reviews
I should say that I know this is a really challenging time in hospitality because of Covid so I’ve tried to give the hotel the benefit of the doubt where I can.
Unfortunately, it was a bit of a haphazard start to our visit, a theme which continued throughout. We spent about 20 minutes driving about Leith trying to work out how to get into the hotel before eventually admitting defeat and phoning reception only to be told that it was the wrong postcode on the website! Surely we can’t be the only ones having this issue and just made it an unnecessarily stressful journey. Can you update your website with the correct postcode?! The wrong postcode actually unnecessarily took us through a whole series of roadworks hence the stress!
Check-in was fine and the receptionist was friendly and helpful.
Unfortunately, when in current circumstances you are expecting a sparkling clean room, ours just looked a bit tired and didn’t really inspire confidence. One of the sink taps was broken and there was a constant drip from the bath taps. The hand wash had soap all down the side so didn’t look like it had been cleaned very thoroughly either. There was no air con and the room was very warm during the night despite it not being particularly warm outside. There was constant noise from air conditioning units outside our window so we couldn’t open it for some fresh air either.
Breakfast was pretty average (at best). The server at the buffet aside, staff were just a bit disinterested and any time we needed something we had to go off and find someone. When we left the breakfast room and said goodbye to the member of staff he didn’t even look up from his monitor which pretty much summed up the service. I’ve stayed at Malmaison hotels a lot, especially with work, and I still don’t understand the £4 supplement for a cooked breakfast. Mal are trying to sell a premium experience and this just isn’t consistent with that approach. Why not just incorporate it into the rates and save the awkward conversations? Or save the supplements for something extra special? Anyway, I paid the supplement and ordered Eggs Benedict which was average. One of my eggs was nice and soft but the other was rock hard. If you are going to charge a premium then at least make sure it’s for something worthwhile.
The continental part was pretty rubbish too - again, I know it’s difficult just now but, bearing in mind this is all some guests will be eating, the offering was poor. There were only mini croissants and pain aux raisin left on the pastry front (this was around 9.30, well before breakfast was closing). The pain aux raisin were solid and inedible. Had the chef forgotten to bake them? The premixed yoghurt and granola had become all soggy and not very pleasant. Yoghurts were available on their own so it might be better just to serve the yoghurt and granola separately?
Checkout was fine and friendly. I would normally have provided feedback at this point but conversations in masks aren’t great so we didn’t bother. We could’ve booked the nearby Premier Inn for about £80 less and may just do that next time as this wasn’t worth the premium.

Response from Stewart Campbell, General Manager at Malmaison Edinburgh

Dear RegHols2k, Thank you very much for staying at Malmaison Edinburgh Leith and for taking time to leave feedback. I'm terribly sorry to hear you visit was not as good as expected and that there were a few aspects of your stay you felt disappointed about. I would like to clarify that our address and postcode provided on Malmaison.com website are correct. We also provide a link there to Google Maps directions which show the best route to take to the car park located behind the building. We are however aware that our guests very often use Sat Nav which may not be showing the latest road closures, in those cases our reception can also provide another postcode of local residential area which also directs guests to the right street. I'm very sorry there was a small maintenance issue in your bathroom, and also about our "pain au chocolat" pastries missing for breakfast. Your comments about the quality of a couple of other items and also the service our team provided have been noted and passed to the Head Chef and Brasserie Manager. I am very disappointed to hear we have not provided our usual high standards on this occasion, your feedback is very much appreciated as it will allow us to address the areas of concern and improve. Thank you once again and we hope you will have a chance to visit us again in the future. Kind Regards, Beata, Deputy General Manager

We booked Malmaison, Leith for 3 nights B&B as we didnt want to stay in the City Centre due to the Virus and also because we wanted to visit The Royal Yacht. The hotel is a little tired and does need updating to brighten its rather gloomy and dark appearance (I know all the Malmaison hotels are gloomy but some are a bit too much!), it could also do with a bit of decorating. The hotel has done well accepting the restrictions that have been imposed by the Government due to Covid 19, there is sanitizer available, rooms are not cleaned during your stay although if you ask for clean towels, tea, coffee etc there is no problem as they are available for you to collect from reception, tables in the restaurant are also restricted and although the food we chose to eat on the first evening was okay the choice of dishes was extremely limited and we ate elsewhere for the rest of our stay. The majority of staff were also very surly and quite grumpy with barely a friendly word to say, compulsory face masks inside the hotel do make it difficult to see if someone is smiling or not but a genuine smile can be seen in the eyes - normally! We booked a Club Mal Room and although the bed was very comfortable and the room adequate I am not sure if it is worth the extra money.

We had a lovely stay here because of the location and the room was absolutely immaculately clean but it was so dark and 50 shades of grey (not in the sexy way either)...just grey and black everywhere and it felt like a teenage boys room.
Bed was very comfortable though and the Arran toiletries smelt gorgeous.. especially the handwash.
The bath was amazing and very hot water!
All staff were very friendly, courteous and hard working and our meal on the evening was nice (although found only one prawn in the fish pie) but we were so disappointed with the breakfast!
Expected something good but worst cooked breakfast we've had consisting of rock hard poached eggs, dried up bacon, a few dotty hash browns, shrivelled tomato and little chunk of black pudding...for £17!! Although to be fair you could have anything from the continental breakfast too. Very surprised at the 'savers' toast - really thought with it being quite a luxurious hotel they would invest in proper bread.
Overall we really enjoyed this break away and would stay again but would definitely venture out for food and breakfast.
Excellent staff though, thank you.

We stayed for one night for our 15th anniversary on the date night package. The package included dinner, continental breakfast, a bottle of champagne and a mal club room. We were asked to write a review when we checked out...
We arrived at lunchtime and left our car in the hotel's complimentary car park and headed into the city centre. On returning at 4pm we collected our key and were greeted in our room by a card and chocolate for our anniversary, as well as the bottle of champagne on ice, some apples and some celebrations chocolates. There was some bottled water but it wasn't clear if this was part of the mini bar or complimentary.
The room was nice and as it had 3 windows, was nice and bright. The bed was huge and comfortable and the bathroom was fine, with a good shower and nice smelling toiletries. TV had sky sports so that kept husband happy while I got ready in the evening.
For dinner we could have 3 courses from the set menu or use 24.95 each towards dishes from the a la carte menu. We both did the latter and as I'm vegetarian, the waitress suggested the vegan menu. The vegan menu had an impressive selection. We both really enjoyed our meals. The portions were so big we couldn't finish them.
Breakfast the next morning was a little disappointing. My eggs california wasn't very nice and was cold. The continental selection was a little sparse but the yogurt and toppings were nice. My husband enjoyed his cooked breakfast although the toast for the table came after he'd started eating his breakfast.
Breakfast until 11 and checkout at 12 so no rush to leave.
Overall a nice stay in a good location. Anyone going there by car soon, be aware there are roadworks near the hotel so getting to and from the hotel by car or taxi can take a while.

Stayed here for 2 nights on a bed and continental basis. Felt very safe, all staff were wearing masks and there was hand gel by the door.
Our room was nice, very large bed and we liked the pillows. Room was very quiet. I asked in the morning for a flat sheet on go underneath the duvet as I get hot, and when we got back about 4pm it wasn't there, but this was rectified straight away. I always find the duvets too hot, I wish you could get a lighter one!!
We were told by reception to come down before 9am to ensure we got a table, which sort of spoilt our break a little bit, but we came down about 830am on the first morning, and were quickly shown to a table in the bar. Nice coffee and orange juice. You had to queue up for your continental, and there was only 1 person serving. We had the cereal, fruit, yoghurt and toast. I had a couple of pain au raisins, which were just ok. Cooked breakfast was an extra £4 each, but we were happy with what we had.
We had a meal in the restaurant on our second night which was very nice, we had previously had the set meal in Newcastle, so knew what to expect. Bottle of wine was £25.
We had the breakfast a little later the next morning, where again we were in the bar. After we sat down, we noticed some people being sent away to come back later.
Check out was speedy, happy with the free parking. Would stay again.

Dear Moire H, Thank you very much for staying at Malmaison Edinburgh Leith and for taking time to leave your review. I'm happy to read you had a good stay with us and felt reassured by the measures currently introduced to mitigate the risks of pandemic. It's also great to hear you liked your room with super comfy bed and enjoyed your dinner in our Brasserie as well. I do apologise for any inconvenience caused by the breakfast arrangements. Due to reduced table availability we do advice guests that there may be a waiting time for tables if they wish to arrive for breakfast in the last busiest hour of the service. We hope you will have a chance to visit us again soon. Kind Regards, Beata, Deputy General Manager

On arrival the receptionist was very good, she showed us two rooms before we decided which to have (I've never been given this choice before) so that was really good. We had to pick breakfast times due to Covid as part of the check in process.
The room itself was very spacious with great views over the water front but it was bit tired with knocks here and there. There was that much stuff in the wardrobe (i.e. fan, iron, ironing board, safe, pillows, dressing gowns and slippers) there was hardly any room for your clothes.
Bath had chips in it but the shower itself was very good and the chrome on the taps on the sink was peeling away.
The bed was very comfy but as with all new mattresses these days the sheets aren't big enough to tuck under and stay under so they move about in the night with you, the pillows were a waste of space...so flat they may as well have not been there.
We surrendered having house keeping everyday in return for 'drinks' vouchers for the bar....if you are offered this do not take it!!! It's a con unless you like cheap house wine, that is all you can have. The 'shouty/shouty' bar maid will not budge an inch to even let you have a glass of wine of your own choice.
Breakfast is quite good, the man checking you in for breakfast was very efficient the best asset in this hotel. You are served your choice of hot breakfast, there are a few options but we mixed it up a bit which wasn't a problem and the self service consists of bread/toast, hot drinks, fruit juices, cereal, yoghurt and fruit.
The location of this hotel is really good however it is a bus ride into the centre of Edinburgh, the number 16 or 22 are your best option and are very regular, the bus stop is a 2 minute walk away, takes about 20 mins and costs £1.80 each.
There are a few bars and restaurants very close by.
Would I stay here again, probably purely for the location but this hotel for what you are being charged really does need a bit of TLC!
There is a car park at the hotel which seems to have plenty of spaces and we never struggled to get a space.

Stayed here for two nights for my sister's birthday. The staff were more than accomodating throughout our stay and continually added in special touches to make it a more unique experience. Our room was beautiful and very spacious with a dark interior that fit the aesthtic well. The hotel also provided on-site parking which was a welcome change!
On our first evening, a "Happy Birthday" plate was given to us after dinner without us even asking. The lady serving us on the first evening (we didn't get her name) was incredibly attentative which we hugely appreciated. It was especially nice for the General Manager, Stewart, to come and welcome us personally. Our dinner on the second night was also in the restaurant and the service provided was as exceptional and again very enjoyable. On a further note, the food was delicious throughout our stay and we cannot reccomend the truffle tries enough - they are an absolute favourite of ours now.
The breakfast team worked very well to provide a smooth and comfortable breakfast. While there was no buffet (due to restrictions) the team provided table service which made up for it. The young waiter bringing our food to us was so friendly which definitely made it a nicer experience.
We had the best time here in the bar. Agnes (we think that was the name of the girl behind the bar) was extremely hospitable and helpful. The cocktails were reasonably priced for a hotel and she made them extremely well - they were delicious. Highly recommend the Pina Colada!! Even with the new 10pm curfew, the staff made us feel welcome right up until the end and weren't trying to rush us out.
The only downside was that there isn't anywhere to sit before 3pm (when the bar opens). When we checked out, we were hoping to get some work done before our long drive home but unfortunately we couldn't.
This hotel really went above and beyond to provide excellent service and we hope to be back! The little touches did not go unnoticed and we thank you for helping to make my sister's birthday so exceptional.

I stayed one night, bed and breakfast and the hotel is right on the waterfront near Leith surrounded by great bars, restaurants and bakers and is a great place to stay.
My room was a very large double, two reclining chairs with a large screen TV. The bathroom had a bath and shower over it, good water pressure and hot water. The bed was super soft mattress and pillows and I slept really well, no traffic noise as no passing road here on the quayside. Very good value for money and recommend a stay here if you want to get out of the city centre.
Staff were lovely and very helpful. I will definitely stay again.

I'm a regular at Malmaison and love their style, their excellent food and drinks,
and their friendly service. As I was getting married in Leith, I thought this would be the perfect place to spend the night before. I booked a standard room well in advance and mentioned the marriage in a note. I wasn't expecting an upgrade but I was hoping mentioning this meant we would get a standard room on the nicer end of the scale because it was obviously a more special night than a business trip or whatever. We checked in at 10pm at the end of a long working day and a long journey and were disappointed to find ourselves in a room overlooking a large car park and industrial bins. With my family waiting in the bar to say hello, I had a quick word with reception and they very kindly offered a different room with a view of the waterfront. I was really grateful and went to move my bags (they offered to help but I thought it would be quicker to do it myself and I also had to hide my dress from my fiance) but the new room key didn't work! I left and went back down (I confess with a grumble under my breath) but the lift doors literally opened to reveal the manager, who had clearly immediately realised the error and handed me new keys so quickly I didn't even need to leave the lift! I thought this was incredibly sweet of her. 10/10 for service! I was able to sort things out and go and say hello to everyone and we had a great night. Our room was really lovely and we had a fabulous stay overall. There were just a few kinks suggesting a bit of maintenance is overdue: we had to throw cushions in front of the door as there was a wonky gap where the door didn't meet the floor and light was coming through, on top of the curtain missing some hooks (it must be said I hate cushions and always trow them on the floor). The plug in the sink was broken (seems to be the case about 50% of the time wherever I go). The mirrors were difficult to get close to with enough light to put contact lenses in or apply make-up. However, the view was stunning even in the dreich January weather, the bed was utterly dreamy, the heating was on point, the staff were fantastic. I'm glad we stayed here and wouldn't have wanted to be anywhere else. Thanks Malmaison!

Dear Jennifer, Thank you for choosing Malmaison Edinburgh Leith for your special celebration and Congratulations! We wish you a lifetime of love and happiness! I'm happy to read reception was able to swop the room for you and also award an upgrade, which is not what we usually are able to do. Apologies for the key malfunction and well done to the reception supervisor for quick reaction. Our maintenance team will address the couple of small issues you mentioned as well. We hope to be able to welcome you back again. With Kind Regards, Beata, Deputy General Manager

My husband I recently stayed for a last minute break for 4 nights in Room 118.
We cannot reccommend this hotel enough. From the minute we arrived, to the second we checked out the staff were friendly, helpful and smiling (even behind their masks!).
Stewart the General Manager served us 3 out of the 4 mornings at breakfast and always made time to ask us how our stay was going and what we were upto for the rest of the day, which we thought was a really nice touch.
We enjoyed drinks on the terrace overlooking the water on a couple of occasions enjoying the Scottish sunshine, a perfect way to while away a few hours!
Complimentary parking at the back of the hotel was very much welcomed as parking in Edinburgh is so expensive.
Leith is just a short bus ride from the centre making it a little less busy than staying in town (perfect during times of Covid). Its a great corner of the city filled with bars restaurants, cafes, and super easy to get in and out of the on the many buses (or an Uber/Taxi if you prefer).
Our room was wonderful; huge comfortable bed, large rainforest style shower, views over the water and gorgeous toiletries.
Thank you to all of the team for a fantastic stay, we will be back!

I would think so. Fairly large car park off street behind hotel. Perhaps inform Reception that the car is there, awaiting check in time.
Not too sure about that it would be better to speak to the hotel direct
Hi
The front of hotel rooms have a view of the docks/estuary
Not sure about car service as when I requested, they used the cab co. which is the official service for the city and available right outside the airport terminus. Very reliable. I'd leave about 40mins max to get there from the airport. Lovely property in a cool neighbourhood.
