Really difficult to rate this place,as it's basic and dated and the breakfast is not the best but it's clean, the staff are friendly and helpful and it's a great base for the fringe. Buses outside into princes Street for 1.60 each and the airport and only 8 into town in a taxi.beware that buses expect exact money no change...

We stayed in Judy Guest House which was a good location - only a short bus ride out of the centre of Edinburgh. The owners were friendly and willing to help. Judy and her family are very friendly and accommodating. The rooms are traditionally British and very clean. The only downside would've that it is located about 20 minutes by bus from the city centre. That being said, the bus stop is just around the corner from the Guest House. The family definitely made it a good visit.

This guest house was extremely reasonable and a great location, on the bus line and accross from the zoo. Food was great and the room was very nice. The owners were wonderful and went out of their way to help us with things. I would highly recommend this place to stay.

We wanted to spend some days in Edinburgh during the festival, so the choice was limited. Booked it via the Tourist Office of VisitScotland. However, after arrival we refused to stay here as it is really not something worth to spend some holiday time. The beds are sized for midgets, there is dust, spiderwebs, stains, etcetera. Dear Guest, I remember the day clearly when you came and left. As a result from your comments we have redecorated the Double Room, put in new furniture and made sure the double bed is standard UK size(135 cm x 190 cm).

Mrs. Chang is a very nice lady who runs the bed and breakfast with the help of her son. The room was OK but old fashion decorated with too much furniture for the size of the room. The hygiene of the toilets and the smell was very good, but web spiders were on the ceiling. Stayed in the last floor...

Just returned from a few days in Edinburgh. Loved this BB, it was clean, safe and good value for money. Charming mom and son who runs this small family business. Definitely recommend to my US friends.

very unwelcoming lady whom just seemed to shout as if i was deaf, hung around in pyjamas and could hardly speak a word of English. I was asked to shower in the evening not the morning (assume cos its a shared bathroom?)...not good going to work smelly Room was freezing cold with a wafer thin duvet that was almost transparent....
