Down a residential street is this very good b+b. Had a single room which was small but adequate. Tea and coffee and comfortable enough. Private non-ensuite bathroom very impressive and enormous, with roll top bath and nice shower. Pleasant breakfast room. Not far from main road into town so bussing or walking (40mins approx) into town relatively straightforward. Recommended and...

Loved the location because we were able to either take the walk into town about 25 mins or jump on the bus that stops at a 3 min walk from the B&B. We did both and although the 25 min walk sounds lengthy we just strolled and enjoyed the sites as we went and before we realized we were downtown....

Edinburgh is a great place for a short break and Newington has many beautiful grand villas which are now b&bs. Our 4th visit to the Newington area we like the relaxed vibe, Architecture and excellent public transport to the old town (10 mins by bus). Situated in a quiet crescent near the main bus route Appin house has three parking...

Lovely house with great rooms and very nice people. Everything was spotless. The house is charming, and the rooms have good heating, fast Wifi, and everything needed for a comfortable stay. The breakfast is great, and the staff will do anything to make your stay more enjoyable. No lift but the rooms are only up one flight and they carried...

We had a very warm welcome at this lovely house! Nothing else to mention that the other reviews haven't covered, except the lovely sign we saw on the wall, inviting guests who were visiting their children at university to bring the kids along for breakfast for free. Whilst we of course didn't have any need for this, I thought it...

Was only here for an overnight, basically somewhere to sleep and shower. I didn't see the doorbell at first so went around the back to try to raise someone. A lady eventually showed, but it was her husband who ran the guest house and she was pleasant, but of little help! Fortunately the husband arrived shortly after, and all was...

Everyone was extremely nice and helpful. The owner helped us on the first day we arrived with public transport and suggesting what to see and where to find...

Warm welcome with lots of helpful info about Edinburgh and the local Pubs and restaurants. Large bedroom with Kingsize bed, good free Wi-Fi, spotlessly clean with pleasant neutral decor. Great shower with bags of hot water. Nice fluffy towels. Local pubs and restaurants within 5-10 mins walk. Recommend Old Bell pub and Celadon Thai Restaurant. Can walk to town in...

This is a lovely b and b in a quiet location yet only about 25 minutes walk from Edinburgh centre. I was looking for a single room but was given a super double to myself (room 6), with a huge, very comfortable bed and excellent en suite at an extremely reasonable cost. The house is very clean, breakfast is good...
