Short walk to the city centre, practically next door to the Modern Art Gallery, free parking, hotel-rate room (Molton Brown toiletries!!!) but with warm Scottish welcome... The owner was very helpful and the breakfast was lovely. Rooms clean and quite and the bathroom was on the large size. Only issue was the position as it was a good 30 minutes walk to the old town and the royal mile

This b & b is in a good, convenient location _ possible to walk into the city if you are reasonably fit, but also on a handy bus route. The rooms are comfortable and bathrooms well equipped. I really enjoyed my stay at 11 Belford Place, my friend and I used it as our base while taking part in the Edinburgh Half Marathon. We stayed at 11 Belford Place for 3 nights in October 2013 and felt at home there. We think it is a very comfortable B&B. Besides, it is central (the city centre is within walking distance) but nevertheless very calm. My girlfriend and I stayed here for 3 nights. Lady Sue took very good care of us and was extremely helpful with any questions we had. Her breakfasts were amazing and we find ourselves missing them. Me and my son stayed for four nights during the Festival. I absolutely loved it. Lovely breakfast, nice, big bed, the ensuite was nice and tidy. Would definitely book again! Really peaceful enviroment and a nice walk to the city centre.

Prevailing winds meant that most cities that grew in industrial Britain had their most desirable neighbourhoods to the west – upwind of factory fumes. Edinburgh was no exception, with its wealthiest citizens settling in its West End and leaving behind grand Georgian townhouses, private gardens and genteel crescents. These backstreets remain as dignified and sleepy as ever, and most of the action here lies along the district’s busy main roads. Lothian Road connects to southern Edinburgh and harbors a vague entertainment district: three theatres and the city’s main indie cinema. All attract a select crowd, the sort who appreciate the Saturday Edinburgh’s Farmers’ Market around the corner. Belford Place is located in a secluded Valley only 15 mins walk from the Centre of town. As a result guests have the best of both worlds, the convenience of the centre of town matched with a peaceful enviroment normally accociated with country properties. The three rooms can be setup as twins or doubles and all have en-suite facilities. Rooms are supplied with tea and coffee facilities and a flatscreen TV with freeview channels included. The house has free Wi-Fi and free parking located directly outside the property. There is also a large garden which the guests can use in the warmer months.
