I stayed here for 9 days in August and found the hotel to be perfect for business and pleasure purposes.
From a business perspective, the downtown location is excellent and is well served with easy access to rail, taxi, and b us services. There are plenty of power receptacles in the room, lighting is excellent and the wifi was fast and reliable. Breakfast was UK standard with options for fresh cooked items.
From a pleasure perspective, this is easy walking distance to any old town/ new town sites and activities. There is tram and city bus transport right out the front door, the train station is an easy 7 minute walk, and the bus terminal is a 4 minute walk for catching tours etc. If you are taking in the sights and Edinburgh Castle events, this is a 15 minute walk with some hills or a 10 pound taxi to the Grassmarket. Location is stellar.
The staff are very helpful but very busy. Such are the runnings of a hotel in a busy tourist city.
Overall, this is an excellent Marriott property and is obviously well managed and cared for.

Overall, it’s a central location and very convenient, but found the service lacking and expected more from a Marriott facility in terms of housekeeping.
We booked two rooms for our family and in one of the rooms the cleaning and housekeeping service was consistently poor during our three day stay. There was supposed to be an espresso machine in the room, but it was missing. Instead, we were told to go down whenever we wanted coffee to fetch it from the cafe. Also, the cleaning service in one room consistently did not provide an adequate number of towels and when they finally arrived after calling the front desk, one of the towels had some stains on them. Both the showers had fluctuating temperatures (probably due to the shower cartridge going bad). Additionally, we felt the room was really tiny for a king size room with a bathroom sink the size of a sink in a train restroom.

Overnight stay at The Marriot Courtyard Edinburgh
Everything about our stay was perfect.
Our room was amazing, clean, tidy and very relaxing with a very big and very comfy bed!!
Breakfast was the best, great selection of drinks, hot and cold food all freshly prepared and always replenished immediately!!
The hotel had some improvement work going on in the reception area but you wouldn't have known it, no noise, no dust just a high wooden partition to cordon it off!!

We were in Edinburgh to see a show at The Playhouse Theatre which is not far away from the hotel. Also nearby is the Omni Centre with lots of bars, restraunts and a cinema. The St James Quarter Shopping Centre is a short walk way and so is Princess St. We went for a walk to Carlton Hill which is situated just behind the hotel and has amazing views of the city!!
We parked in The Omni centre Q-Park as the hotel gives you a discount code to use which makes it very reasonable for a city centre carpark!!
We can't fault this hotel at all and will definitely be staying here again if we come back to Edinburgh!!

The location is great, easy walk from the tram we rode from the airport and central to so many of the sites we wanted to see. We stayed in 10 different hotels over our 25 day stay in the UK and this was the most expensive of all and certainly NOT the best, even factoring in the location. We stayed here two different times, 3 days before a scheduled 9 day tour and 1 night upon our return. Our first 3 days were on the 8th floor with a view to the street which we enjoyed; however, the dormers really cut into the walking around space inside the room; adequate for one person, but not two. The dead bolt or the latch didn't work, so that wasn't particularly comforting. Construction was ongoing inside everywhere. One day the elevator was unavailable due to the re-doing of lobby/elevator flooring, requiring guests to go down to the 4th floor then up a flight of stairs to get to the street (lobby and street are on the 5th floor due to the slope of the location site). People checking out were severely inconvenienced lugging their baggage up those steep and narrow twisty exterior stairs.
Breakfast was fine, but slow coffee machine service. Had to ask for staff to replenish the milk at the cereal station.
The front desk folks were very kind and helpful when we asked that they print our plane boarding passes (for some reason, British Airways on their app said the Edinburgh Airport required a printed pass. When we arrived for our flight, we saw that this wasn't true - we'll review BA, too...), but the point is, front desk was very accommodating helping us with our request on this and other occasions.
Our second stay of one night was relatively uneventful - a room with no dormers, but a view of the alley.
The hotel should offer some kind of small compensation for the inconvenience caused by their ongoing remodeling instead of charging the same room price as when no construction is going on. Again, we stayed in several fine hotels, this was by far the most expensive and certainly NOT the best.

We chose the Marrott Courtyard Hotel for a few nights away in Edinburgh last week. It was our first time in Edinburgh so we wanted a good location that would suit us for exploring the city. This hotel was just that. It is located just a couple of minutes from the tram stop (Picardy Place). This gave us the option of hopping on the tram or walking to most of the places of interest we wanted to visit during our stay.
The service we received at the hotel was outstanding. From the welcome, to the breakfast team, the evening bar and housekeeping teams were faultless. So very friendly, hard-working and professional. Nothing was too much for them.
The room was pleasant, clean and included a fridge which is always useful - We like to have proper milk in our tea in the morning when we make one in our room. The room also had a safe, table, good hairdryer (one that actually dries your hair!!!) and plenty of storage space for our needs. We had a great sleep and were never disturbed by outside noise at any time.
We had breakfast at the hotel each morning. I must say that this has to be one of the best I've ever enjoyed at a hotel. The choice was amazing, fruit, cereals, pastries, jams, yoghurts, continental options, porridge, haggis and a wide variety in the full Scottish breakfast buffet section. The hot buffet was full of fresh quality ingredients that I couldn't fault at all.
The hotel is very close to the playhouse theatre and a number of pubs and restaurants are right on the doorstep.
The hotel is currently undergoing a refurbishment of its reception and lounge area, but this didn't affect our stay.
All in all, we had a fabulous stay. We loved Edinburgh and if you choose this hotel you won't be disappointed.

Great hotel with 10 min walk from Edinburgh Waverley station and very central to city. Rooms were clean and linen was also ok. Towels can be of little better quality. Else no complaints, staff was welcoming and food was also good. Couple of good Indian restaurants at 5 min walking distance from hotel rather across the road so even on food (being a vegetarian) was also good. Breakfast at hotel was manageable from vegetarian perspective also. The Christmas market also is just 10-15 min walking distance from hotel and even the city big iconic landmarks as well.

From the minute I arrived I received a very bad attitude from young male receptionist. The same attitude upon complaint about scraping chairs on tiled floor above me at 6.45 am to another young male receptionist!
Maddison was chosen as I had a couple of nights bad sleep in cheaper hotels so I booked here and paid through the nose as guaranteed a peaceful nights sleep. This is a false statement and falls under false advertising. In short the hotel has chosen to place the breakfast room with a ceramic tiled floor above customers sleeping quarter. Incredibly bad decision for a hotel.
Finally they chill the rooms too early (to get you up and out I presume?) and this overrides your control of your rooms air con.
Shall not recommend and definitely shall not rebook here again. Ever.
Bar lads were great though. Respectful thoughtful and kind.
Need to revise your front of house staff attitude immediately.
Most embarrassing for international customers coming to stay in our country.

We stayed here for a short theatre break, seeing that it’s right next to the Playhouse and reasonably priced. I was tentative before our trip due to the mixed review but had an overall ok experience. Front desk staff were great and helpful. The room was mostly clean but we didn’t want to step on the carpet with bare feet, but it’s probably just our own personal preference. Shower had very weak water pressure but hot water works fine. Breakfast was limited and it’s not in the best environment. It felt more like a canteen than a hotel breakfast area, and staff were ran off their feet and so weren’t the most attentive. We have had many hotel breakfasts in our years of travel within Scotland and this was the most average experience. The tea station is in the way of staff clearing dishes and the area for brewing teas is very limited. Staff defo should re-think this. No alternative diary-free milk at the tea station so you have to bring your mug of tea to the yoghurt/cereal station to get oat/almond milk which was awkward. Having said that, if you are just staying for a couple of nights for a quick theatre break, this is the spot - we think we are probably one of the first ones “home” after seeing Aladdin! Just manage your expectation so that you don’t get your hopes up!

We stayed here for two nights in a standard double. The room was large, light and fresh with tea, coffee and toiletries available in the room along with a hairdryer, iron and ironing board which was handy. The bed was large and very comfortable. The bathroom had a large walk in shower and was modern. The hotel is located a short distance from the royal mile so a good location for exploring the main tourist sites of Edinburgh. We arrived early and the hotel happily stored our bags for us. We ate dinner in the hotel on the first night and the food was very nice. The only problem with this hotel is there is no parking and it is very difficult to stop outside the hotel to unload luggage. There is a small loading bay out the front of the hotel but this seemed to have cars parked in all the time we were there. Guests must use the multi-storey car park just up the road from the hotel which is too far if you have suit cases. Also guests are supposed to get a discounted parking rate of £10 a day. You have to get your ticket validated at the hotel reception but be warned as we were still charged full price at the car park and the hotel were disinterested in sorting this problem and told us to call the parking company.

Dear UkDev, thank you for taking the time to share your recent experience. We are pleased to see overall you did enjoy your stay and our city centre location. It is disappointing to read the parking arrangements were not what you expected. We are very lucky to have the option of offering discount at the Q Park to our guests otherwise the parking is very limited in our neighbourhood. Once we apply discount to the parking ticket at reception it is out of our hands and we need to direct the guests to the parking attendants who can reduce the price manually on the spot. I am sorry this was not the case here. Once again, we appreciate you taking the time to share your feedback. We also recognize these are unusual times and we thank you for choosing to stay with us. We booked an extra night before our group tour. The price was 5 star for 3 star quality. The room size on first night was tiny for a Queen size, no swinging the cat, so we requested to move to the new wing, which was an improvement in size. The restaurant was brand new and again very expensive so we didn’t try it. If we had paid nearer £200 for one night, no complaints, but over £400 was ridiculously expensive and - frankly - a rip off. Interestingly, the rate the next night under the tour was far less. This hotel caters to group tours, and as an individual you are subsidising the low tour rate.
Breakfast is included but average quality
On the plus side, the hotel is in a convenient location. Front desk staff are welcoming.
