My daughter and I visited for just one night. We walked from Edinburgh Waverly to the hotel, we had a carry on bag and a backpack and we did just fine. It was a bit hilly and it was late at night but we did not feel unsafe at all. This location was perfect to see everything there is in the Royal Mile. Easy walk to most attractions. The beds were very comfortable, the room temperature was great and the breakfast was the perfect touch to start our day. I would stay again!

This hotel is conveniently located on Cowgate just a street back from The Royal Mile,
Really friendly staff who are welcoming and happily offer suggestions for a place to eat or things to do around the city.
Reasonable sized rooms with a walk in shower and the choice of a double or two single beds, Would have liked a larger bed, but it was comfortable all the same and I am not sure a bigger bed would fit.
Wifi is included in the cost and is reliable. Breakfast is also included in the price and has a good range of choices where you can eat as much or as little as you like. No restaurant on site for lunch or dinner but there is a well stocked bar with a lounge area where you can enjoy your drinks.
No guest laundry on site, but we were able to arrange for our washing to be picked up and dropped off the same day for a minimal cost.
For a 'budget' hotel, this was a great place to stay and will be our first choice as accommodation in the future.

This is a lovely clean hotel in the Cowgate (which parallels The Royal Mile). We paid £124 but it is worth it as it very well located for shopping and the festival. We booked a standard double bit we were given twin beds instead as the hotel reserved the right to give us whatever they had available.

The beds were comfortable and they had council sky (Freeview) on the tv. There was soap and shower gel in the bathroom and despite forgetting our toothpaste, the hotel offered us a free toothpaste pack each, which was a big help.

The free breakfast was decent but probably a 5 out of 10, mostly because there wasn't much in the way of vegan options for the cooked breakfast (sausages and beans only).
Despite this, the nice rooms and location made the stay well worth it.

Stayed for one night. Was initially given a gloomy room on the ground floor with a view of a brick wall. Got moved to a better room on a higher floor though after I complained. Better view with more natural light, but the actual lighting in the rooms is very poor once it gets dark. Not sure why there was no bright light apart from in the bathroom.
Room and bathroom were spotless though. TV however was strangely positioned for a hotel room ( see photo). There was also no bedside electric socket, another anomaly.
Bathrooms have generous walk in showers with instant hot water with simple controls.
Breakfast buffet is complimentary for all guests, but is sparsely staffed with no one checking diners in. It is served in a very cramped basement room. Sausages not very nice and everything very basic.
Location wise it is one block from the Royal Mile, very near the nightlife of Cowgate on which the hotel is actually situated. No outside noise in the room though..
Don't think I'll stay here again.

I booked this as a few days in-between stop from our England Air B&B and our Glasgow Guest House experiences. I wasn't sure what the other two non-brand accommodations would be like and in case it was bad I wanted a little "guarantee" in the middle. Everything was exactly as anticipated from Holiday Inn Express, which is one of my favorite USA travel hotel brands. Easy to check in, room was a double bed with a full size pull our for our teen, who said it was very comfy, bathroom was super clean and modern and I liked how the door allowed someone to use the toilet while other person used the sink and still have privacy. Neat concept. The breakfast was exactly as expected, self serve items typical of hotel breakfast and I thought the DIY yogurt bar was very good, thank you for that option! Quick walk to all the sights yet the street was very quiet at night and we slept well. No issues with room temperature, the A/C was working fine. Only 4 stars because it was quite small in the room and we had the sofa bed out all the time so you had to put the suitcase on the bed itself...not a big deal, and expected a smaller room due to the fantastic location. Thank you to everyone! Also VERY inexpensive bag holding service on your last day or early arrival!! This was a great value we got at only 3 GBP per bag in a locked room!

Great location, however that is what you are paying for don't expect to pay over £100 a night and expect much from the hotel itself. We arrived as holiday inn members (using the reward points we had saved for years, so we are regular customers)
and we were put in quite possibly the worst room we have ever stayed in. It was directly opposite a lift and let's just say we had 3 hours sleep that night
. It was a room with a connecting door so you could also hear everything that was going on in the room next door. As we were staying for 3 nights, we asked to be moved rooms. The hotel did allow us to which was good. The next nights sleep was better however the next day we did return to an uncleaned room, therefore after a long day in Edinburgh, we had to spend time trying to get fresh towels, cups etc. Not the end of the world the bed wasn't made as we could do that ourselves but when we left the sign on the door early in the morning to say the room could be made up, you would expect this to be the case.

Breakfast was average. Don't expect much. No one even checks your room reservation to get into the breakfast room and considering you don't need a keycard to access the lift, technically anyone, even those who aren't hotel guests could eat here if they wanted to. The breakfast room is very cramped and almost felt like a canteen at school, if you are sat on opposite side of the room to the food, expect to have to ask multiple people to tuck in their chairs so you can get past with your food tray back to your table. However saying this, if you aren't fussy with food, it does the job.

Room itself is small and no plug sockets near the bed which is a little inconvenient in the smartphone era, especially when you are here for more than 1 night. Bathrooms also need an update (the seals on the shower were brown and the handle coming off).

The staff on reception are helpful though - always providing us with ice and of course the room switch was much appreciated during the valentines period.

Couldn’t find fault in this hotel. We had a smooth check-in/check-out and highly appreciate the discounted rate with the affiliated NCP parking. We read many bad reviews about the breakfast but the grab and go bags left outside our rooms were more than enough on top of the hot baps, hot drink and cereals/porridge available downstairs. We ended up having snacks for ourselves as we left for our daytrips. This is good value for money. Staff was friendly and we felt really safe during our 5 day stay in this place.

We have a new team at reception and it was brilliant to be able to pass on your feedback about your check in/out experience with them. Helped build their confidence in going forward. The hotel offers a 25% discount for the NCP Holyrood car park, which about 100/200 yards from the hotel and is around £16.00 per day. There is also pay and display bays outside the hotel that are charged at £4.50 per hour, but are free between 18:30 – 08:30am. We are happy that you enjoyed our breakfast and found it adequate for your requirements. We understand some peoples frustrations in regards to our breakfast offering, as we share the same frustrations, but the safety of our guests and staff is paramount during this time. Don't expect a halfway decent breakfast. Rolls with tasteless sausage. No toast only orange juice no cereals apples or banana muffins and that is it. They would have been better to reduce the room rate or give out vouchers. Staff doing their best seemed to be wiping down surfaces.

So after the Travelodge at Berwick-upon-Tweed we were a little apprehensive about another basic hotel but could not have been more delighted. This is in a great spot just off the royal mile. We had a double and a sofa bed which made space tight but if you were just using the double you would have plenty of room. There is a proper iron and ironing board which we hadn’t seen in many hotels on this trip but also a free breakfast which during Covid is operating as grab and go. This is a nice bonus when we only paid £50 a night for four! The staff are lovely and helpful, security was great and all in al more money in our pockets to enjoy the fabulous city of Edinburgh!

Stayed here for 2 nights at the end of September. Having never been to Edinburgh before, I had no idea which areas were the best to stay in but our one stipulation was available parking nearby with enough clearance for a truck! Sorted - they use NCP Holyrood with clearance up to 2.15m! (Just in case anyone has the same issue!). Parking there is discounted to £12 per night.
Turned out to be in a perfect location with everything within walking distance, a pub next door and an excellent restaurant down the road - what more could we need or want?
Due to C-19, breakfast was of the continental variety and included in the price. This was also a must as we were unsure as to what the situation would be gaining entry to places to eat. Turns out we needed have been as it was stress free throughout.
Staff were pleasant, polite and knowledgeable. The hotel was clean with gel and sanitizer available throughout.
I'd definitely stay here again next time in Edinburgh

10-15 mins depending on with/ without luggage. The best rout to take is head to east, turning left onto market st walk through under the bridge and towards to Jefferey street, keep walking, first traffic light (high street) go straight and second traffic light turn right onto Cowgate and walk for 2 mins you will get there.
