We have stayed here on numerous occasions over the last couple of years, and find it beautifully clean, comfortable, elegant and with great food. Kingsmuir House is ideally placed for a short stroll across the park into the town or using the regular bus service to the sights of Edinburgh. I am pleased you enjoyed the breakfast provided, I research recipes to add something new and different. I look forward to welcoming you back in 2017.

I sent my parents here for their 40th Wedding Anniversary and Dad's 60th. They thoroughly enjoyed their stay and would love to come back! The food was fantastic and Malcolm was a great host. I would highly recommend Kingsmuir House.

My wife and I choose small luxury guesthouses over large hotels because we like excellent quality in accommodation and food, combined with informality. I had a 1 night stay in Kingsmuir recently and loved every minute. Malcolm is the perfect host. The breakfast was also fab. Kingsmuir is also walking distance to the bars and local shops. Highly recommend. I will definitely return this year :) Thank you.

It is always a pleasure to see returning guests and to offer improvements on our menu's. The morning pastries are a new addition which I change to provide some variety. Four little bundles of mischief have left us to experience their new adventures, they were very cute.

We prefer the Bennington Suite, but, they're both lovely. As always, Malcolm was a great host, beds very comfortable, everywhere spotlessly clean, breakfasts some of the best we've ever had. Peebles is a great stopping off point if you are travelling from the south further up north, it breaks up the trip and the Scottish Borders has so much to offer.
