Stayed here for a 1 night (luckily only overnight) as part of a Paddywagon tour. The entrance and ground floor looked decent. Carpets black and worn through to the backing, furniture held together with duct-tape, a bad smell hits you at the front door and bacon burnt precisely not to your liking for breakfast. All in all a very terrible place to stay. I thank my lucky stars it was only an overnight stop.

Myself and my partner along with our two friends stayed at kates at the weekend just past. After being messed about by the guesthouse we had booked originally I was glad to see a friendly face. The room was lovely and the bed comfortable and her breakfast was gorgeous. Id definitely recommend it

Kate is very lovely and helpful person, we really felt ourselves welcome. Breakfast was good and Kate noted my vegetarian friend. We two got a lovely British stylish room for four. The B&B was nice, and Kate and her husband were friendly; the location was good as well. The breakfasts were great. But although it was advertised as nonsmoking, the common areas and our rooms smelled of smoke, which really bothered my daughter and me. Stayed at Kate's for a weekend. It is definitely not a contemporary boutique hotel. Its a local Belfast B&B in the university area of town.
