The only reason to consider this place is price. Deals can be struck for longer stays. Reductions also for those not having breakfast. Every other hotel or b and b is just too expensive. City centre after all. This was a great place even less than a year ago, when still owned and managed by Kate. She was a lovely,...

I stayed here during a flying visit to Belfast for a wedding and the staff were lovely,the location off Botanic Avenue was fantastic for exploring the city. I found the room very clean and the food was fab. It was really good value and I highly recommend.

Our stay at Kate's B&B was just amazing. The room was very clean and for 3-4 people absolutely big enough. Kate was very nice and every morning, she prepared a delicious Irish breakfast for us that filled us until the afternoon. The house was very beautiful as well. Before our stay, I've read a lot about the smell of cigarettes...

It was just one night and the city was full, with no rooms available, but the treatment was amazing, like V.I.P., comfortable room, free wi-fi and very good breakfast. We are thankful for the hospitality.

Stayed here for a week as a couple, kate was lovely and couldn't do enough to help. Room was clean and had a lovely comfy bed with tea and coffee facilities, breakfast was included in the price and was very satisfying, full English breakfast with fresh tea and coffee. The B&B is in a great location, close to local shops...

This place is absolutely filthy!!! Cats running about, rooms covered in cobwebs. Bugs all over the room!! No smoking? you cant see the owners in the sitting room through the smoke!!! My work colleague was left with bites all over and had to leave at 2am as the place is covered with bugs. Had to go to doctor for treatment....
