Basic but good value. Single rooms are small, a but worn but clean and bed is very comfortable, Shared bathroom was spotless and clean towells were provided every day. Breakfast, from 7.30 am was, excellent and Hilary and Renata will serve up what version of the menu you want. Good location for Windsor park and Queen's University. Walk into centre...

From the photos it looks a lovely traditional hotel. Beware th photos don't show the stains on the carpets -the windows that don't close properly - the fiurnture that doesn't match which is grubby and stained - the curtains that don't pull together properly - the breakfast room with its dirty table clothes and unappetising very fatty cooked breakfasts. Please...

Comfortable, clean bedrooms. Public areas smart, with a hint of old-world style. Good breakfasts. Handy location. A warm welcome from the lady owner, for whom nothing was too much trouble, especially an early breakfast so we could catch a plane. Strongly recommend.

Great value, cosy room, delicious Ulster breakfast, but the whole house smelt of fried food - fine unless you have meetings to go to the following day. maybe proper ventilation in the kitchen would do the trick? otherwise a perfect stay!

Stayed here for 2 nights with a friend. It's in a fab location, about a 20 min walk into the centre of Belfast. Rooms are spacious and comes with breakfast! The lady who runs it is also lovely. Will be returning

A great location so close to all the aminties ,good filling breakfast but that's all you get,although the sheets ere clean,the towels there so very thin, the kettles wires we're exposed,the T.V worked if you juggled the antenna or held it in your hands. It's a good cheap place if your a Uni student

Clean and quiet. About 20 minute walk into Belfast. Although a shared bathroom had a sink in the room. Good variety for breakfast and large amount. Very helpful and friendly and would certainly use this guesthouse again. Good value for money.

Clean, most pleasant, quiet (even the guests), bus (#9) nearby, not too far from city centre, large+good breakfast; TV, sink, and towels; shared shower rooms/toilets (plentiful) ; spacious lounge; free wi-fi throughout; really good value (depending on how you book: £… ££); and a really nice host.

This is the second time we have stayed here cant fault it very friendly very helpful lovely comfortble rooms very clean lovely warm welcome on arrival also lovely breakfast also very reasonably priced looking forward to going back next yr

Comfy place to stay while visiting Belfast, and very handy for the Botanic Gardens and Ulster museum. A wee bit of a walk to city centre and train not reliable (took us to Yorkgate station instead of Titanic Quarter as stated).
