I stayed over Friday and Saturday night. The hotel itself is lovely, with nicely designed rooms, comfy beds and a lovely bar which doubles as a breakfast room for guests. Breakfast was also good and The staff were friendly and helpful.

However, if you aren’t coming to Belfast to party all night I couldn’t recommend staying here. The ground floor bar plays loud music until gone 2am and I was unfortunate in that my room was right above the bar. As there are only 3 floors, it’s impossible to get away from the noise altogether but when I went down to reception after midnight, still unable to sleep, the guy there helped me move to a room on the other side of the hotel where the noise isn’t as bad. Even then, I was woken up twice by people in the corridors being rowdy. They do provide earplugs in all the rooms, but if you happen to be above the bar on the 2nd floor they don’t make a lot of difference. Also worth noting it was a lot noisier on Saturday than Friday.

Easy to find. I checked in last minute on a Saturday night. Booked through last minute.com

The staff were extremely friendly, knowledgeable and very happy to help with anything. The hotel is very quirky and the room was clean with fresh lavender and a welcome note on arrival. Perfect location for taking a ferry to Scotland. Would stay again and recommend this place. The staff made me feel at home! I couldn't get the coffee machine going and it was a wee bit loud but then it was a Saturday night and earplugs were supplied with bottked water beside the bed. Some complimentary cake on check out. Thank you for your help on my stay at the house 😊

I'd definitely stay here again. Great value, great location, super friendly and helpful staff. Free water and coffee machine and earplugs provided if you're worried about noise.
We also ate here and the food and service was excellent. Really cool decor.
The only reason it's not 5 stars is cleanliness details. Everything in the room was clean, but the stairs and corridor weren't. The mirror in the hall was really dirty. Simple things to fix. However, I'd still recommend staying here.

We booked this via Easyjet holidays in September, when most reviews were ok. There were some dreadful reviews in the days before we arrived and I was nervous about the noise. I was right to be concerned. We were in room 103, it was a stylish looking room, although not very light even with all lamps and ceiling lights on. Bathroom not quite up to scratch, with dirty looking floor tiling and it’s all generally a bit tired looking. A peril of dark decor I suppose. I did consider emailing ahead to ask for a high floor room and wish I had.

Good points- Location is great, on a lively street about 20 mins walk to the centre of town. Staff were generally pleasant. Bar downstairs is nice for a drink, with a vast gin selection. The breakfast choices were delicious and the serving staff were lovely.

Bad points- on floor 1 the actual songs being played in the bar are clearly audible, and the DJ plays until at least 2am on weekends. The hotel solution is to provide earplugs. They do work I suppose, but to my mind, they should either massively discount noisy rooms or just decide whether this is to be a loud DJ bar OR a hotel. It can’t really do both. I think greed rather than genuine customer service motivating the owner. There was said to be a residents bar on floor 1- we looked around and only found a balcony level to the downstairs bar and it didn’t seem to be open. I agree with other reviewers that the cleaning could be better. The stairwell carpet was grubby, older yellow sofas were stained in the hallway and the glass doors had greasy fingerprints every time we went through them.

Boutique hotels are cute with personality but I can see why chains succeed... next time we will stay somewhere where customer service is better.

With regards to the noise, we do try to make all guests aware, however sometimes this can be more difficult when booking via a third party as they do not always provide contact details to us, however, if any guests do contact us to request a higher floor we will always try to accommodate this where possible. This was not the first time for us in The HOUSE .We love the place and we are not the ones to complain as I done my fair share of hospitality management and I always thought Like any other place if you want to find something to complain about you will find. Bust this was not the case . 30 min at the bar waiting to be served a bottle of prosecco timing is not the issue but we had to wait another 30 min to get clean flutes because all of them had lip stick. Eventually I got a glass and washed it in the bathroom down stairs because staff was giving us dirty looks. I'm sorry but if we pay at least £30 for a bottle of prosecco l expect clean glasses to come with it. Then another approach to the bar left us more frustrated. 3 shots of Tequila ... seems simple but not for the person who served us . 3 tall cocktail glasses and how dare we to ask for any lemon or salt. We had to nearly beg for it.. Thank god for the door staff as they will always go above and beyond to make sure you always have a good time and make you feel welcome!!! As this visit was more than upsetting.

We had tickets for a show in Belfast and thought as opposed to a taxi there and back we would find a reasonably priced hotel for the night.
Couldn't believe when we got this little gem for a bargain price.
Early check in,huge bed in a reasonably sized bedroom,tea coffee,bottled water hair dryer iron and ironing board,we couldn't complain, everything we needed in the centre of town at a bargain rate.
We will definitely be back.
The staff were fantastic,they couldn't do enough for us.

What an excellent place to find along the road just outside of Belfast's City Centre on Botanic avenue (across the road and to the left of the rail station upon leaving).

My party of 3 had decided to enjoy a bit of Christmas shopping in Belfast and the obligitary "drinkies".
We happenned to start at Botanic and head down to the City hall and Market(s).
We were glad we did.
As soon as we opened the door on way into "House" we were greeted by some very "jolly" friendly staff and shown to a table close to the bar area.
A waitress took our drinks order and asked if we would like a menu to peruse in case we wished to have something to eat.
As it was early afternoon we decided to await until evening for eats and enjoyed the ambience of this lovely establishment, beautiful decor with the added "Christmas" glow and feeling of warmth.
Indeed so at ease were we, that we stayed longer than expected, and soon Evening fell.
I think as person whom knew the area well from my growing up off Donegal pass back in the 60's, that "House" might well have been called "York hotel", hence the rooms being made available for a nights stay, excellent if so.

"House" is a well placed establishment for a good night out, in and around the area, also just a short bus ride or walk into the City Centre and it's nightlife.

One for the future along with family and friends when next visiting Belfast.
I truly enjoyed the banter with the staff, ambience and the visit. We will return.

House didn’t disappoint from the food, cocktails and service it was amazing . Paul the manager looked after us , Guy the waiter and a big shout out to Paddy the security man who looked after us all evening .The brunch menu was exceptional value and loads of options we went boozy for an extra £20 . We enjoyed it so much we went back for dinner and drinks . This is a must if your in Belfast

Just back from 3 nights at House. Left somewhat disappointed as we were expecting a luxury stay from the website and having gone for a supposedly superior room:

Pros

Restaurant setting is very cool
Food was excellent throughout- compliments to the chefs
Reception girls were friendly and dealt with our complaint over lack of house keeping
Peter on breakfast service was lovely and very efficient

Cons

Shower never went above lukewarm!
Room was very dark, lighting terrible and was very stuffy
Marks on the walls, chipped paintwork everywhere, only 1 chair by the table in the window, there were 2 of us - I am not sure what was ‘superior’ about it
Beds were 2 singles pushed together
Def not the cleanest room, dust everywhere!
No housekeeping on day 2, had to ask for clean coffee cups and bin to be emptied

Service in the restaurant in the evening was appalling!! Yes they were busy, but staff did not seem to be trained in customer service basics! No asking how we would like the steak to be done or trying the wine we brought, no one seemed to care if our meal was ok or if we would like more drinks. We felt like an inconvenience.

Waited over half an hour for drinks one night, when we complained no apology was offered only ‘everyone ordered drinks the same time so taking a while’ understood new staff were on but there was no supervisor or manager around and lots of the young staff hanging around chatting…

No denying it’s a very cool place but smarten up the rooms, get better lighting, improve the cleaning and train your staff better!

Room wasn't that clean, hair clumps in the bathroom, corners full of dust and dirt, water glasses has smears on them, dust of light fittings, it looks like that run a hoover and a cloth over the main areas but completely miss the harder to reach places, but you really notice them and look like they haven't been cleaned in years. Bed was clean, and comfy so that a plus.

The lighting in the room is great for an atmosphere but nightmare if you're looking for something, its dark carpets and cupboards so had to use my torch on my phone to find stuff a lot. TV had no signal but managed to use Netflix ok. The noise outside goes on till the early hours, worse on the Friday/Saturday. Even with ear plugs and sleep music I could hear it.

The room was very hot and no way to cool it down, the windows only opened a tiny amount!

We ate the second night we stayed and this is the worse meal I've had in 5 years. We ate vegan/veggie but it is very much on the menu to 'tick a box' with no thought or effort going into the meal. It arrived within 5 mins of ordering (always a bad sign) and finished what we could (left most of it) before our wine even arrived. When we complained the server said " yeah the vegan salad takes a bit of getting use too". What sort of response is that? No apology or attempt to make us feel heard. We walked out (put it on our room) and cancelled our breakfasts and drinks for the following night. Would not recommend. Especially if you're a vegan/vegetarian. The chips were awful too, tasted like empty cardboard strips. Just no, never again.

When we checked out, we were asked how our stay was. Again we complained about the food and the service we received, but was just like "wish we'd known sooner, so we could do something about it" - and then they say, "can we get your card details as we have the dinner on your room" - That was your chance "to do something" at least offer to take something off the food.

Would never recommend this to anyone and will not be returning.
