To start with positives, it is located centrally, free wifi and the complimentary breakfast is good. Nothing else to write about: cramped rooms, stained carpets, uncomfortable bed, bad furniture, etc. Definitely not value for money. Should consider a renovation else charge equal to a hostel !

The B&B is well situated within easy walking distance of the centre of Warwick. There is only sufficient parking for 8 cars in the courtyard without double-parking, however I understand that public car parks are available nearby for a reasonable price. Had to stay here on business and found the place basic, but fine. Had a single bed in a small room, adjacent to the pub, but virtually no noise. This is the worst hotel I have stayed in in the UK. Really, really grotty. Holes in the bedding, holes in the plaster, mould on the walls. Electrical sockets broken. Light fittings not working. Nice staff but very very tired accommodation - this place needs some serious investment. The general thrust of other contributors regards quality of accommodation is correct - it would be difficult to recommend this location to anyone. I do not recommend this place to anyone visiting Warwick. The room was tiny the facilities were very poor, the room smelled of a cross between tobacco and old mens damp underwear. The include breakfast was made up of the cheapest ingredients known to man. I could not wait to get out of there!.

Arrived at this Pub at 8.45pm on a thursday and could not park in the carpark. Stayed for the races. Although the staff were happy and friendly the accommodation not great. We had 2 chalets next door to each other. One had no heating and a halogen heater. The walls are extremely thin. Could here next door talking/sneezing etc. When someone uses the water or flushes the toilet it vibrates and and makes a noise through...
