We have been three times this year and we missed out in June and August when the Abbey guest house was full which pretty much sums up how popular this establishment is.Kingsley and Jane have got in right in every aspect from the welcoming coffee/tea and cake to the final morning breakfast. Very impressed with this lovely place. Right beside the river, 10 minute stroll to Lendel bridge and the Minster and 6 minutes to the railway museum. Jane and Kingsley are very friendly. We arrived by train from London and walked with our luggage to the guest house in a very easy 10 minutes. Just returned from a weekend stay at Abbey Guest House. The room was immaculate and the views over the river were stunning. Breakfast was delicious traditional English breakfast and there was also a selection of cereals an yoghurts etc. Very close to city centre. Would definitely stay again

From our window we could see the rowers and ducks in the river and people ambling along the path. Truly idyllic. The food was excellent. The garden was beautiful. The only drawback is the narrow steep flight of stairs leading to the rooms. Even that wouldn't prevent me from giving five stars.

Abbey Guest House is very well located and just a short walk from the station. We have been coming to York for many years and stayed in numerous hotels and guest houses and this is by far the nicest. We found it to be clean, welcoming and very friendly and we have in fact booked a return visit. Highly recommended.

Well located B&B only a few minutes walk from the railway station(follow the route described on the web-site) and the city centre. It also has private parking. This is the nicest B&B I have stayed in at York, tried a few and nothing compares to this. Upon arrival allocated a parking space, whist checking in offered refreshment and home made cake, good start. The room was spotless and roomy. Bathroom large and shower powerful.
