Really top quality B & B in great location in Keswick, spotless clean, and very comfortable beds. Really nice breakfast with lots of choice, including fresh fruit, homemade bread and meusli. Location is very handy between the town, park and lake, but parking might be tricky in mid-summer. Only negative was that the owner was out walking his dog when...

I don't normally write reviews but our experience here was awful! We didn't even get a Hello on our arrival. We immediately felt as though our presence was an inconvenience. The room was clean and tidy but our experience was ruined by the atmosphere. We took a puppy with us as the hotel claim to be dog friendly and we...

Good location though parking could be a problem. OK to park outside between 16.00 and 10.00 next day so careful plotting of your day should make it OK. Theatre on the Lake is just a short stroll away and Town Centre the same in opposite direction. WiFi worked well, room a decent size and spotlessly clean. Breakfasts good especially Andy's...

A really big thank you to Andy for his hospitality during our stay. The room and entire property were spot less. Facilities were fantastic and Room 36 is probably the best location in town - near the lake and a very short walk in to town. Whilst staying Andy was a great host. Being available when needed, but not in...

Upon deciding on traveling with our children to The Lake District, we were searching for an upscale version of B&B, with clean rooms and modern plumbing. Rooms 36 had exceeded our expectations, by proving a completely refurbished space, with a big comfortable bed for us and a bunk bed for the kids, WIFI, TV, plus tea/coffee maker and biscuits, which...

Thank you Andy, for being a fabulous host. Kids had a great time with bunk bed and we had a good nights sleep after long walks and treks. Very good location and walking distance to the town. Great morning starts with homemade hot breakfast. Andy's bread and locally sourced Cumberland sausages were stand outs. Good juices and home made cereals....

We stayed here for 2 nights with our three young kids. It was the kids' first B&B experience and they thoroughly enjoyed the stay. The room was bright and spacious and everything was very clean and modern. Andy and Shy the dog looked after us very well. Highly recommend!

We booked a family room for three days. The room was beautiful, the view from the windows overlooked the park and to the left the shops. The decor was very calming and light. The bed linen excellent quality also the mattress. The shower room again was stylish and immaculate. The breakfast room was lovely, the table set with Royal Albert...
