Not the best location and parking could be a problem, cars and vans both sides of the road which causes traffic issues. Directed to room 1, a double room, well appointed with 2 armchairs, an upright chair, a desk and enough storage and hanging space. Plenty of tea, coffee and milk, but biscuits were poor. Plenty of towels and soaps....

Lovely clean cosy place to stay. Breakfast service was really good, lovely well cooked breakfast to set you up for the day. Made to feel very welcome, nothing to much trouble. Visit was Out of season but still a very good service. Well down Tower House 1066 looking forward to next visit.

A very large Victorian house that has been converted into a hotel, lots of character. There is no car park, but there's plenty of street parking. It's a few minutes walk from the town centre and sea front, but it's nice and quiet. Room was comfy, clean and well maintained. Brilliant value at £90 for 2 nights. A nice change...

On the photos room looks very attractive. Unfortunately only on the photos. We bought it as luxury deal but is far away form luxury. Dirty room, window, stain on the carpet, squeaky bed, couldn't sleep all night. Moody bathroom. Discounting! Definitely not recommended.

Nice guest house with a friendly and helpful welcoming. Rooms quaint and nicely furnished. Clean with private facilities. Nice reception room and breakfast room with a fantastic full English breakfast included wifi doesn't reach the top floor but is easy to sit in reception room.

This unfortunately was the worst B and B we have ever stayed in. It greets you with a 4 star rating sign on the outside but it is nothing close to that. Staff were pleasant but every where was tired and run down the bed was terrible and the pillows like pancakes. The breakfast was not made with high quality...

This is the worst b&b I have ever stayed in. It was dirty with a broken toilet, terrible food: stains on the table cloth, sticky table mats, dubious sausages and unhelpful staff. The honesty bar was empty. Stained carpets, trickle of a shower. I won't go on as you've probably got the picture. We checked out after 1 night although...

but if we'd been playing "three in a bed" we wouldn't have paid the £90 asking price. the breakfast was pretty pedestrian - there was no fresh fruit or yoghurts, for example. but all the staff were very friendly and helpful.

My husband and I stayed for 1 night in room 12 which has seperate access from the main house.. the room was clean and pleasant with garden views...the staff we met were lovely (especially cheerful breakfast waiter) if we were in hastings again we would definetly stay here and request the same room x

Booked directly with the guest house. However it also features on booking.com A friend and I visited Hastings for a 2 night stay and had a room each.My friends room was a lovely suite at the top of a long flight of stairs. He was very happy with this room. However, the first night I was allocated a small room...
