Two key issues; I was placed in room 7 on the top floor. There is no lift and it is reached by 4 staircases, the final one being so steep, it's only safe to descend backwards. Rather nautical but only suitable for confident climbers and minimal luggage. Breakfast isn't available before 0800 There is a message advising guests to call...

We spent one night here and it was brilliant. A great alternative to the overpriced and dated hotels on the seafront in Brighton. The room was very clean, modern and comfortable The hotel was located in a great location with lots of nice cafe's and bars. We would stay again if in Brighton without a doubt.

Not sure on this one. Try hards, but not great. Firstly, when booking the hotel it was advertised with parking facilities or so it said on booking.com. Basically there is a street out the front and if your lucky you might get a spot. Plus you have to pay. That isn't parking facilities, that's parking on a street like anywhere...

My friend and I stayed here for a couple of nights and had a lovely stay. We had a twin bedroom with a 'wet room'. We'd seen the reviews and decided that the hotel sounded a bit different, and a little out of the way. Last time we stayed in Brighton we were on the seafront which was very noisy....

Really enjoyed staying here, very private and clean. We chose the small room and the hosts took time to check we were happy with that, the room was perfect! Great shower and ensuite wet room. Would highly recommend it! Great local pubs and a nice, not too long, walk in to town.

Nice comfortable room, small but perfectly formed. Some very nice touches that made the stay feel nice. I had made a mistake in my booking but they still managed to fit me in. Great location and parking close and cheap. Breakfast menu looked good, I chose 8am for mine. It had still not appeared by 9am so I had to...

the breakfast in the hamper is lovely! Really personal touch and great accommodation for those with intolerances. The rooms are fairly modest in size but perfect for a weekend break with a large comfy bed and lovely shower. Excellent location close to the sea front. The self check in was a nice touch too to avoid any delays/ hassle.

I see many reviews which will be similar to this. In short, it was great. The place is peacefully located in Kemptown, a minute from the beach and 10-15 minutes to anywhere central with a regular bus route if you don't fancy the walk. It is very peaceful in the inn. Lovely interiors, a TV with DVD player for nice...

In making this review, I am not going to comment on the things that I knew before confirming my booking - For example - I know the room would be small, I knew the parking limitations etc.... What I found was very well run guest accommodation. The rooms were stylishly layed out and made the best use of available space....

Official Description (provided by the hotel)
Brighton Inn boutique guest accommodation is a boutique bed and breakfast occupying a fully refurbished 1890s built four storey georgian townhouse situated in a quiet residential street in the fashionable Kemp town area of Brighton. Just one street back from the seafront and a ten minute walk to the pier, city centre, lanes and the marina we offer a great base from which you can explore all that Brighton has to offer and do it in comfort and style. We have many of Brightons top bars and restaurants on our doorstep for when the seafront and city centre prove too busy or you simply want to chillout nearby. We have seven completely different rooms for you to choose between ranging from our two cosy, compact doubles, to our medium sized luxury and superior doubles featuring superking beds, then our two suites which are larger and feature freestanding roll top baths in the room as well as our bespoke ensuite wet rooms. All of our room types feature ensuite wet rooms with underfloor heating and grohe showers with rain and power shower attachments. All rooms are sumptuously decorated and furnished to provide that high end feel without the hefty high end price tag. Our aim is to provide affordable luxury accommodation without all the fuss. We pride ourselves on being discreet and professional, but laid back. We operate a self check in procedure via a coded front door enabling you to check in when you like (from 2pm), then come and go as you please using your own unique door code. Each morning we provide you with a luxury breakfast hamper delivered to your room at a time of your choice with the contents of your choice for you to enjoy in bed. What better way to start the day? Our best rates are always available via our own website rather than the online travel agents. Please look at our special offers when choosing a room to book. PARKING Parking can be difficult in Brighton due to it being a busy city. There are no car parks, so all the parking is on street which is organised by the local council. When you book a room at the Brighton Inn boutique guest accommodation, we endeavour to email precise parking instructions which, if followed, will get you parked quickly, cheaply, with no fuss, close to our accommodation. ... more   less
