Lovely guest for a short -explore- stay. Harriman and Alison were welcoming and Garrin sure does do a great breakfast and full of local advice, nothing is too much trouble. Stayed in the small bedroom, it has everything you need if planning to spend days exploring and return to a comfy bed. Location of guest house is perfect as transport links and walking routes are well signposted. Thanks for welcoming me to your home.

Very well positioned with sea views in the centre of Penzance, and a reasonable invigorating walk into Newlyn. Clean well appointed rooms and ensuites; generous comfortable beds, brilliant hosts, and a most excellent Breakfast individually cooked each morning.

Wonderful little B&B in the heart of Penzance. Parking on site, clean bright rooms with all the facilities. Fresh clean linen and towels, tea tray with biscuits and choice of drinks. Shampoo and shower gel in the bathroom. Hairdryer in the drawer. Room 5 is a small single with en suite but was everything I needed. Feather duvet and a choice of feather pillow or synthetic (which I was grateful for as I prefer synthetic!). The downstairs dining room was lovely with a little view of the seafront. Exceptional choice of breakfast (which you choose the night before, along with your preferred dining time) and all cooked to absolute perfection. Also a choice of fresh fruit, cereals and juices and tea or coffee. Nice selection of brochures detailing things to do in the local area and Garrin and Alison were knowledgeable too. Fantastic hosts and I will definitely be coming here again to stay, thank you!

First class in every way. A home from home with every comfort taken care of. From the moment you enter the door until you leave you are so well looked after. Nothing is too much trouble and even little things are noticed and catered for. Garrin, and Alison are perfect hosts, warm, thoughtful and professional. Our oom and the general areas were spotless, decorated to a very high standard, no mould in the shower which is unusual and very difficult to maintain. Breakfasts are most excellent, high quality produce presented. I have to mention wonderful Louise who blows in like a breath of fresh air - marvellous lady. What a family team. We can't wait to go back next June.

What a lovely family owned guesthouse! The location with sea view next to Penzance promenade and close to Jubilee Pool is perfect. I have spent two nights in the small but very cosy single room with the fairy-tale church view. The bed was comfortable and the room very clean. The breakfast with lots of choices for vegetarians was so very delicious and the family very kind. Wish I could have stayed longer. Warwick House was mybfavourite on my journey.

Garrin and Alison are wonderful and accommodating hosts, I called to let them know I was going to be early and they arranged a late breakfast for me, the room clean and welcoming, the bed was comfortable with plenty pillows, and the bathroom was kept to the same high standard of being clean and well maintained.

Fabulous stay, with a warm welcome from Garrin and Alison. We have stayed at Warwick House before, though this was our first visit under their ownership. Double rooms are spacious and beautifully decorated, and you’ll be treated to a lovely breakfast.There’s a wonderful view of the sea from the steps at the front of the house, the weather was in our favour. Jubilee Pool is a stones throw away, the dip is worth it!

Lovely hosts in Garrin and Alison who were warm, friendly, welcoming and super helpful. The guest house is very well situated and parking convenient. The room really let us down however. Room 7. The room is dark & absolutely tiny. There is no view and we didn’t know this before. May have been our fault for not specifying. There are no power points next to the bed to charge phones etc. There is a usb next to the desk but inconvenient for charging over night, No bedside table even to place a glass of water. The alcoves either side of the bed have a small shelf but they are set too far back to be useful, The room has little natural night and ceiling light not bright enough. Bedside reading lamps are helpful, The door had no latch and doesn’t fit the door frame letting the hall light in at night. Room was clean and was cleaned. Water not refilled but happily topped up when asked. Plenty of hangers for clothes. Tea, coffee and biscuits in room. Earl grey tea would be nice rather than caramel tea in the room. Breakfast is nice. Went to geothermal pool and they very kindly lent us a couple of beach towels which we appreciated. Great advice from Garrin on restaurants and pubs. Wish we asked for a sea view room - avoid room 7.

Thank you for the thorough review and your positive comments on us, the location, breakfast and general service. You booked through booking.com and chose the only double without a sea view. It is a small double located to the rear of the guesthouse and faces North. It does have a green outlook towards the church but does not compare to all the other king size rooms with sea views to the front. The room price reflects this (although going through booking.com you are paying significantly more than if you come direct to us). It is popular with many guests because it is darker and suits individual travellers and I often upgrade single travellers to this room. We are in our second season and I have put in a planning application in to open up the room and connect with the sea facing room adjacent to create a suite. If planning goes through this will be refurbished to create a suite and your comments are helpful in the redesign. If you find yourself this way again please come direct and book a seaward facing room which I will give you for free for one night. Kindest Garrin & Alison

We had a fantastic summer break at Warwick House. Garrin, Alison and family are wonderful hosts - they offer a warm welcome and share their knowledge of all things Cornish to help you make the most of your stay. The Regency building is beautiful - and it's just as attractive inside. Our room was stylish and well-equipped, with a comfy bed and good-sized en-suite. We loved waking up to our sea view. The guest house is in a great location - a couple of minutes from the promenade and close to a tempting selection of cafes, pubs and restaurants. It makes an ideal base for exploring west Cornwall - we walked to Marazion and Newlyn but you can travel by public transport if you're feeling less energetic. We started each day with a tasty veggie/vegan breakfast cooked to order and enjoyed chatting with our fellow guests and hosts in the dining room. It felt like a home from home! Our only regret is that we didn't book for longer. Ansum - as our Cornish friends would say.

I had the pleasure of staying at Warwick House in July, being hosted by Garrin and Alison with warmth and friendliness. I left feeling like no matter what I put into a review, it would not suffice nor portray the level of satisfaction, attention to detail and thought put into my stay. Garrin and Alison have created a ‘home away from home’ in the heart of Penzance. The accommodation is clean, tidy and welcoming. There is no stone left unturned in creating their guest an unforgettable experience. Garrin showed me the sights of Penzance, and the whole family (including their lovely children, Ella and Harry) create an atmosphere that is so often lost when using somewhere as a base for your travels. The breakfast was superb, the location perfect and the experience as a whole, memorable. If you are looking for a comfortable stay, be it a night (or many more!) look no further than Warwick House. Sometimes you come across a true gem that you know you will visit again, and this place certainly falls into this category. Thank you!
