Stayed there for 3 days mid January 2017, great promotional offer for suites only £59. Good size room with separate living room and bathroom, DVD player, nice raised veranda, lovely 'award winning' breakfast, peaceful setting (no noise), walking distance away to a couple of pubs and only 4 miles from beautiful Rye.

Our first visit to this restaurant will likely be the last. The environment and atmosphere is rather downbeat and although the staff were friendly enough they lacked professionalism and the Sunday lunch was at best average. The beef was tough and the meal quickly became cold, presumably owing to the buffet style serve it yourself.

Christmas comes but once a year, so it needs to be something special. We decided that after 32 years of marriage the family could do without us for Christmas 2016, so we booked a package at Flackley Ash. First impressions from the outside were good, a very nice typical English country house. A warm welcome from reception with a detailed...

We were delighted to find a dog friendly hotel for our family get together, but soon found out that that's all there was to like about this hotel. The staff were friendly, but oblivious to the smelly, grubby surroundings they were offering. The bed was the most uncomfortable we've ever endured. You could feel the springs of the mattress. There...

We stayed here over night as a gift from the parents for Christmas. We had stayed in in 2015 just before Christmas and use it as a base to visit rye! Hotels exterior is charming and beautiful but the inside decor needs an update. We were in room 15 this time and whilst the room was clean and cosy the...

We had a wonderful stay at your hotel, the young lady on reception was terrific, showing us the room and facilities on arrival. The young man in the restaurant provided excellent service too. The food was delicious for dinner and breakfast. Room 69 was awesome. The spa was perfect for swimming, jacuzzi and steam room. All in all it was...

We went to Flackley Ash for their 'Christmas Getaway Break', the first time we had gone away for Christmas, though we had been to the hotel for New Year's Eve some years ago. We thoroughly enjoyed our two days - starting with tea and cakes on arrival, everyone very welcoming, a relaxed atmosphere, good food..... We had a room (No...

£280 for one night seemed fairly reasonable for a country house and spa on New Year's Eve. However, the photos on the website oversold the house by about 150%, it obviously hadn't had much attention within the last 20 years.. to top it off they had closed the spa at 6pm so we were only able to have a brief...

After reading some of the Trip Advisor reports we nearly didn't book but are really pleased that we did. We seem to have stayed in a different hotel from some of the recent reviewers. Admittedly it was quiet after New Year but it was outstanding value, with food of a quality hard to beat in a top restaurant. It is...

Uncomfortable beds, if you are an early riser the rooms for you, right next to gym and pool, 7.30am strong smell of chlorine soon after gym users having there early morning chats on the running machines, not the relaxing spa break we expected
