Had such a good experience. Exactly what you'd expect from a beach cabana. A little hut on the beach with a bed and a bug net. So much fun drinking on the beach and meeting other travelers. Have a restaurant in the sand with tasty food and only a short cab or bike ride into town for other restaurants etc.... More

This is a wonderful establishment right on the beach. I was told that it's the only "hotel" owned by locals in the area (all others are owned by Europeans). We stayed in a hotel room (not one of the cabanas), the room was basic but all we needed for our 3 night stay in Tulum. This is a nice hotel if you don’t expect too much from it. It has basic accommodation but still fairly clean. We stayed in a room, not the cabañas, which I believe are even more basic. Amazing experience but be prepared for basic accomodation-concrete bed with a comfy mattress, modern clean bathroom. Will definitely come back. Lovely food and great atmosphere at the bar. Wide beach, crystal clear water. Nice and helpful staff. Unspoilt. Paradise for backpackers.

Out of town with very little selection for restaurants. When we arrived at our "cabana" I thought the man taking us to our room had to stop by the tool shed. The room consists of a cement floor and a homeless shelteresk bed. One screened window with holes in it that provides zero airflow. No electricity. They nickel and dime... More

Without a reservation I showed up and got a very clean, large room with air conditioning in their hotel for $65 US. They are shacks on the beach. If you are looking for more, dont stay here. Anyone reviewing this place at horribly negative clearly had a misunderstanding about the place. What to say about Hotel Zin here at Tulum. Its located at the beach and they have an own entrance to the public beach, with an bar that is occupied during good-weather.
