I booked this hotel for 5 nights because of good mark on Expedia And I was expected to see the hotel with the restaurant, with spa, with 24/7 front desk And with included breakfast, because I paid for that. In real: We came and no one was waiting for us! Then cleaning lady found manager he told “you should to come tomorrow 24 October”… BUT ITS ALREADY WAS 24 OCTOBER. After he checked what’s the day is today he apologizes and gave room for us. What you can expect in room: 1 bottle of water and 1 towel per person. AND THAT’S ALL!!!!! One good thing A/C worked. Cleanest of the room was for 3 points from 5, because a lot of dead bugs I saw on floor and even on my bed. But mostly disgusting things that I ever saw in hotel— it’s the pillow condition! I was hoping that for next day they will clean it all. BUT 3 days room was without any cleaning, they didn't even throw out the trash!!! About breakfasts (which was prepaid) — I will process what the manager said “If you want, you can give me cash and I’ll order delivery for you, because our restaurant doesn’t work”. About SPA: it’s doesn’t exist in this hotel, as does the restaurant. AT THE 3rd DAY IN THIS NIGHTMARE, I UNDERSTOOD THAT NOTHING TO WAIT HERE (I mean they don’t do earlier check out with the refund for not used nights), I was checking out without anything…. P.S. all this 3 days I tried to contact with Expedia, to solve this problem. But answer from Expedia was: we can’t help because hotel don’t answer. Every day they saying the head manager don’t work today, call tomorrow. I’m totally DONT RECOMMEND this place for anyone!!!! Don’t believe for good reviews as I did. That was my mistake!!!…

Stayed here for our honeymoon. It was very clean and the room was spacious. It is in a great location and is only a minutes walk from the Main Street. Very close to the beach. There is a pool which is very clean but no space for sun lounges to sit around the pool. There is aircon and it is very quiet. Rooms are quite basic. No TV and no wardrobe. No safe or no fridge. Our room was not cleaned during our stay which wasn’t an issue for us. It also seems that there isn’t always someone on duty so be aware of this if needing to check our in a hurry. This hotel might be better suited to friends travelling.

You pay way too much for what you get! Most rooms don’t have proper furniture, e.g. a closet. Cleaning is only provided upon request. Location is far away from the beach. No food is available. We stayed for more than a week and, in the end, the manager wanted to make us pay for two towels that apparently got lost. Management of this place really needs to rethink its approach!

The hotel is new, but unfortunately it is the only good thing about it. There is no space by the pool, so inconvenient with kids or if you want to spend some time of the day by the pool. There are only 4 ugly plastic chairs. Family rooms are on ground floor, they have "garden view", to a small, not attractive back yard. In the room there are 2 double beds and a kitchen with 20 empty cupboards but no table or chairs to sit and eat. No closet to put clothes. Very uncomfortable for family if you have more things than a backpacker. No shelves on bathroom, so we brought this ugly white plastic chair from outside to put the toiletries. They keep the hotel grounds clean but the rooms were not cleaned during our 4 night stay. Be careful when booking directly with the hotel. The information they provide by email will be changed when you are there. We specifically asked by email if we can pay by credit card and the answer was "yes of course" but in reality they wanted to charge extra 3% for that. When referred to the email and said it is unfair to ask the higher price the manager threatened us that we are in his hotel and we should be very careful.…

Huge room, clean, very nice staff. AC worked quite well and so did the wifi. It's a 10ish minute walk from the beach, 5 min walk to a full grocery store and a short walk from town. The Pool is great too! And if you can, head up to the rooftop for a nice sundown followed by huge bats flying at night! It's great!

We had a great time in this great and newly opened hotel. The rooms are very big and spacious. For us it was very convenient that a washing machine was in our bathroom, so we could do the washing ourselves. Lovely pool a d just a short walk to the beach. The people at the hotel were also really great and welcoming.

We originally booked one night in this hotel, I was a bit nervous due to lack of reviews, but after we arrived we booked an extra night! This hotel is a perfect location - very close to the beach, cafes, super markets and restaurants. The room was very clean and modern. The pool was lovely also. We didn’t eat breakfast here we walked the 1 minute walk around the corner to Shady Lane for a lovely smoothie bowl which I would nightly recommend. Overall this hotel was great value for money in a perfect location, we had a great time!

Spent 4 days here, a great first stop on our journey to relax in the pool. A short walk the beach and shops but lovely and quiet. Ruskana was so helpful and gave great advice and help when needed. Go now before it fills up!

We really got lucky finding this place as our first venture into Sri Lanka. Not only was it a reasonable price but the location was excellent with all amenities close by and the beach a short walk away. I think the main massive plus was the manager Ruskshan. With a wealth of local knowledge and always on hand to help out with any little emergency my family and I felt secure and safe during our stay here. If anyone has visited Sri Lanka then they know they are going to be constantly pitched ideas on how to spend their hard earned dollar. Ruskshan did none of that and actually stepped in when potential pitfalls were apparent. Therefore I whole heartedly recommend this place and its management for a comfortable and enjoyable stay in Sri Lanka.
