What a delight. Unfortunately, we arrived late in the evening and could not fully enjoy the great grounds, but did have a chance to look at them the next morning. Beautiful B&B, lovely house and garden and a very friendly cat! Breakfast was amazing - all freshly made and a lot of it home made or home grown. We stayed at the mill water having booked dinner at river cottage h.q. As it was a bank holiday weekend, we were worried as most b&b's would only do a 2 night stay. The mill water allowed just the 1 night booking and were really helpful recommending paynes' taxis (who were reliable and reasonable). The rooms were lovely, extremely clean,...

Wonderful B&B! A picturesque house back from the road. Immaculate bedroom and bathroom, and incredibly quiet inside. Really lovely hosts - very welcoming, and served a delicious breakfast. Perfect location for visiting River Cottage, as was the reason for our stay in Axminster. Would definitely recommend!

A wonderful B&B with clean comfortable rooms. You have a lot of privacy but always someone on hand if you require assistance. Breakfast is fantastic, try the home made muesli, it's amazing! I would recommend this B&B for anyone staying in Axminster.

What a wonderful place to stay, big clean very nice rooms, great breakfast, close to town, parking, quiet area and Ruth and Tim are great hosts. Don't miss out if visiting Axminster you may just regret it
