The Kirbys have created a B&B paradise; my party didn't want to leave! The rooms were perfectly fitted with comfortable furnishings and the drawing room with the fireplace and comfy chairs encouraged lingering in the evenings. The breakfasts that emerged from the kitchen during our stay were magic! If you're hunting for the perfect B&B with the added bonus of...

A last minute search for an overnight stay and found this guest house by chance. One of the best we have stayed in for a long time. Very warm and friendly. Simply faultless and the Pub next door does great meals which is an extra bonus!. Hopefully we will visit again in the near future.

What can I say about this little gem of a place. Very nice welcome from the owners. Room was lovely with a great view over the fields. Cosey wood burner in the lounge area to chill by. Breakfast was really nice with a good variety of choice. Very clean place . No negatives What so ever. Will book again in...

Best guest house in the Lake District and the best breakfast you will get anywhere at all. We have been visiting for many years and always return because we cannot find anywhere to beat this place. The interior is cottagey and right out of a Beatrix Potter book. In fact Hill Top is only around the corner. The rooms are...

We recently stayed for one night and had a fantastic time. This is such a lovely bed and breakfast, great rooms and fabulous walks and scenery right outside the door. The breakfast was fantastic, and the hosts are really friendly. This was our second stay and we hope to be back.

From the first phone call we fell in love with this place. Came here to search wedding venues and even before we confirmed the lovely couple that run the place gave us several places to look into. Talking of the owners, you can't ask for a nicer couple they totally made us feel at home. The breakfast is fantastic (you...

The glorious display of flowers was the first thing we noticed when visiting this lovely B&B. The front garden was a joy to behold and very enticing. We thoroughly enjoyed our stay in this lovely house with its literary links to Beatrix Potter. Breakfasts were exceptionally good with an excellent choice. On-site parking was a bonus as parking in the...

Perfect B&B in a very scenic location. We had lovely views from our room, a comfy bedroom for the night after a great evening meal at the pub next door. Breakfast was superb! A great start to the day. There are adequate number of parking spaces and only a few miles from Hawkshead.

Both the rooms and the hosts are simply wonderful. The location is also great - just a few minutes from the major towns of the Lake District, but remote and quiet. We had a beutiful walk just from the door of the guesthouse, the views of Esthwaite Water when walking down the hill are splendid. Very highly recommended!
