The hotel is reasonably priced in a good location near Shinjuku Station. The room and bath are very clean (up to Japanese standards), and the bed in comfortable. On the minus side, no view at all, and the front desk staff is quite rude and provided no helpful information.

Very accessible location to the train station. Neat and organized, hassle-free. We get the actual room and amenities as what is in their site. Free beverages at the lobby which is perfect from a long day stroll of the city. Will definitely go back.

The area around is safe (as is Tokyo and Japan in general) but you may have to explain some things to your kids because this is a modified love hotel. The triple rooms may be different, but I had a single king room that basically was just the bed plus the counter/fridge/TV. The bathroom was just as big -if not bigger -than the room and had a large showering area with a large jet tub. I would go with another hotel because I just don’t think it’s worth the price.

We stayed in the annex in March/April. No work being done then.There were some very minor "fixes" to be done, like a few tiny holes in the ceiling, probably from old anchor hooks when it was an apt. Everything else was is very good condition The pics in my post show the interior. Nice big space-would be good for 3 adults (We were 4)
