Sleep Quality
All beds with en-suite in all rooms. Televisions and coffee and tea making facilities, full wifi available, all electric showers. Breakfast dining room, full conservatory for relaxing, reading, etc. Lovely views of the River Barrow, the Leinster way. Only 5 min drive to the village of Borris, where Borris House and the Step House Hotel are located. Also a log cabin on the grounds will accomadate 2 couples with Unsuites and heating and tv tea facilitys

We stayed here on a short break when b&bs were allowed to reopen after the covid-19 lockdown had ended. We were warmly welcomed on arrival by Carol the owner and treated to tea and homemade scones and buns. The rooms were warm and the beds comfy. Breakfast was substantial enough to set us up for a day's walking on The Barrow Way and Forth Mountain. Brandon Hill is next on our list. There is a bright conservatory for guests to use in summer and a cosy sitting room for when the weather is not so good. In the garden there are several table/chair sets where guests can relax in their own space. In addition to the rooms in the main house there is a small cabin which offers complete privacy for up to four people. The setup is complete with a very friendly dog and two cats, who are well used to strangers and won't bother you in any way. A very homely b&b, we're glad we found it and we've already booked a return later in the year.

We were very fortunate to find this wonderful B&B in such a quiet and beautiful location yet so close to Borris. Caroline was so hospitable in every way. We arrived quite late but she went out of her way to make us comfortable. The room was luxurious and the view out of this world. She made the breakfast to perfection and her company was so pleasurable. Will certainly return. Thank you.

Well located place for visiting Kilkenny, in a beatifull place next to the Barrow river for practising Kayak. Really lovely place for spending 2 nights at least.
Caroline takes care of you in the homemade breakfast which it's excelent. Lovely Caroline, thanks a millions!!

Some friends of ours booked two double rooms in this B&B as we (two couples) were attending a wedding in the nearby village. At the time of booking they asked if they should pay a deposit and were told by the proprietor this was not necessary - all they needed to do was phone to confirm the booking the week before, which they did.
Our friends arrived at the B&B to check in before the wedding ceremony and told the male proprietor that we (occupants of the 2nd booked room) were running late but would be checking in later.
We went to the wedding ceremony and then to the B&B to check in at 5pm whereupon the (extremely rude) female proprietor told us that she had given our room away leaving myself (at 8.5 months pregnant) and my husband a two hour drive away from our home with nowhere to stay. The female proprietor told us that a) our friends had not said anything our arriving later, which was in fact a complete lie and also b) that she had phoned our friend's mobile numerous times which was again a complete lie. He had one missed call, received during the wedding ceremony when his phone was on silent. I have stayed in countless B&Bs around Ireland and have never come across such appalling customer service and rudeness. I amazed that these people manage to run a business.

When our friends raised the matter the next morning, they were told that they should have given us their room!

As there were two weddings taking place in the village that day/evening there was no alternative accommodation to be had. Fortunately, the very kind bride and groom and their families came to our rescue by giving us one of the rooms they had booked in their wedding venue, Borris House (which, as an aside, is a very lovely wedding venue).
Appalling customer service aside, potential guests to this B&B should be aware that the proprietors have two very large Doberman dogs roaming free about the property. So, if like me, you don't appreciate having two dogs slobber all over your wedding apparel you might want to give this place a miss.

A couple months ago we booked two rooms for four people. I offered to pay a deposit but owner didn't want to take one and asked just to confirm the reservation a week before our stay (which I did)

We arrived at 1.30pm and room was ready for us. However it was completely different to the picture on the website. Our room was in a small cabin off to the side of the house with 2 double bedrooms in it. There was no wardrobe, hangers and almost no room for our bags. It was very cramped. It was already quite disappointing.

We informed the owner that the 2nd couple would be coming later to check in and were assured no problem. Our friends arrived to the B&B around 4-5pm from Dublin to find out that their room had been given away! There was no other accommodation in Borris and it became a real problem for us.

At 11.25 the owner knocked to our door and asked us to leave and reminded us the check out was at 11.30. After that every 10 minutes owner was knocking, reminding us we have to leave. We definitely were not made feel comfortable and felt very rushed. We were gone by 12.

The bed was quite comfortable and it is the only nice thing I can write about this place.

The fact that your room is not secure is a serious issue and the owners explanation that people sometimes don't show and its costly to her is not acceptable. I told her she should take deposits

We stayed at the barrow view for a long weekend in May 2014 and it was a lovely few days. The house is lovely and clean, bedrooms nice and comfortable and a delicious home cooked Irish breakfast every morning was just great....would recommend a stay here

Arrived mid afternoon and was given a choice between room in house or the cabin. Opted for the cabin. Really clean and tidy. Owner was lovely and welcoming

Stayed here for two nights in July 2014 very clean with homely atmosphere.
Great location Boris town on door step with local pubs and restaurants.
Fabulous home cooked breakfast (you won't go Hungary)
Very peaceful setting next to the river barrow.
Would return anytime.Great Irish hospitality.

Enjoyable and relaxing stay very friendly clean and tidy house is on the banks of the River Barrow Beautiful scenic walk.Just minutes away from the village of Boris
