As everyone has said, you get what you pay for and there is very little accommodation around for this price. BUT if you get the bus from Mandalay to Kalaw overnight (we did the JJ express) then you arrive at 2.30am (not 4.30am that they tell you) then Kalaw is closed down other than a 24 hour tea room and...

good location, no much to add from the comments and photos of toilets! good if you have a low budget. beds where comfortable, we used sleeping bag as bed sheets were dirty...could be much better with a very little effort from the owners!

If it were for the rooms only, I'd give a 3 stars on TripAdvisor, as for 15000 kyats a single room the conditions of the rooms could be okay. It needs refurbishment, above all the bathrooms but it's not the worst one. However because of the people who run the guesthouse and how they run it, I can't give more...

Room was very basic, the 'bathroom' was in a very poor state and everything decidedly grubby, bed however was comfy and warm. Wifi a bit hit and miss! Found the owner a bit pushy with regard to offering 'trips' etc. Stayed one night and then moved to more comfortable Parami motel.

We booked the trek at this guesthouse. And the trek in total was very beautiful. A few things weren't perfect. At the beginning one guy of the group was really angry cause he got the information that the group won't be bigger than 7 people. Than there were 9 people. Lily guest house is the cheapest option in town and you only get what you for. Basic bed, dirty bathroom, small breakfast and only warm water if you're lucky!
