I can't say enough about the property and the great, very accommodating service offered by the support staff. We rented 7 villas and all were in excellent condition and very nicely furnished. The minor mechanical problem we encountered with the A/C in one of the villas was solved immediately. Our group preferred this location to the Wyndham Grand Hotel - more of a family atmosphere here with less party. The neither the beach nor the pools were crowded. There are plenty of other pics, so no need to add.

I found this place by accident after discovering the Wyndham was booked for the dates of our trip. Boy did that work in our favor! This complex is awesome - inside the gated Wyndham Rio Mar complex with access to their restaurants and amenities, but with its own pools and a hot tub (all larger and nicer than the Wyndham’s) practically to ourselves. The most crowded the largest pool got the whole time we were here was 4 families. The beach had great sand (no water shoes needed), was very clean and seaweed wasn’t an issue (never even saw any). We stayed in Euniz’s condo on the 5th floor. It was one of the best stocked units we’ve ever rented - plenty of beach towels/coolers/toys/shampoo/conditioner/soap and laundry detergent. We really appreciated the fridge being stocked with water, beer and Prosecco! The linens all seemed new, beds super comfortable and unit nicely decorated and clean. Euniz was very responsive and gave great recommendations. I cannot say enough about this place - we definitely hope to return!

We had a really nice stay at the Ocean Villas on the 4th floor, booked through Xavier Cautino. Lots to say, mostly very good. The unit - we had a corner 2 bedroom unit at the end closest to the hotel. Good set up with 2 bedrooms, a large living room, and 2 bathrooms attached to the bedrooms. The view from the unit one way was of the ocean 50 yards away and the rainforest on the other side. The unit was clean but very much in need of updating w/r/t bathroom and kitchen most of all, which were really outdated but functional. Beds were comfortable and linens/towels were provided also. The building overall is in the process of repairs from the hurricane, and it shows. There was leaking in other units but not ours. The restaurant and bar are not open and with a building this big, it really does need that (everyone at the pool commented on this). The building is safe and secure in the Rio Mar development. The pools are great - infinity pool that the kids loved, a lap pool, a baby pool, a hot tub. Superb pool layout and a very short walk to a super quiet beach. You cant ask for more. Perfect location 5 min walk to the hotel and their restaurants and bars. We would go back but I would hope the renovations dont take more than another year or so and they can fix the leaks/outside and reopen the bar/restaurant. There were signs for service/building management but we never saw anyone (which is ok). We really enjoyed the stay and I would recommend it, but ask questions first about where the renovations stand.

I’m sure if nothing goes wrong this place is perfectly fine but if not that’s a whole other story . For some unknown reason we lost power near the end of our stay . And this was not a weather or infrastructure issue - every other unit had power as did all the hall lights-it was just our unit. Literally no one was available to help. No one answers the phone . Hours wasted trying to get anyone to help us out. It was a bizarre experience. Again, as long as all goes well it’s a decent enough place, (a bit dated), but if you need help in any regard you are SOL. ( picture of our phone charging station next to the elevators. Lovely place to pass the evening 😡)

As a local, i enjoy visiting Rio Mar due to its location and amenities. This is not my first time at Ocean Villas but it has been the worst. First villa, the microwave, fridge and toilet were not in good condition. Not to mention ceiling stucco falling, curtains and trims that need to be repair and/or changed. We were offered to move to another villa since it is raining and water was dripping in the Master Bedroom. So we packed and moved to a second villa at a lower floor. At this villa the tub is not draining properly. Really? Rates are high for such conditions. And even if rates were lower, these Villas are within a resort and owners should be responsible to keep them in proper shape. PS. The ladies at the Admin office have tried to help but it is not their fault the lack of attention from owners.

We rented a 2 bed/2 ba unit from Euniz in Ocean Villas 1, and were amazed by the location, views of ocean and beach, and close proximity to Wyndham resort restaurants. Our unit was clean, had comfy furniture, and a TON of supplies, including all the kitchen stuff you’d need, a cooler, boogie boards, beach towels, and beach toys. Beds were comfortable in both rooms, air conditioning kept the entire unit cool, and had no issues with hot water. The villas have an elevator, and the entire resort is gated, so we felt completely safe. We had a parking spot very close to the building. I wouldn’t hesitate to stay in any unit available by Euniz. In fact, I will probably specifically search her out if we have the privilege to return.

We rented a spacious condo for a week through Airbnb and had no problems - unit was spacious, clean and hosts helpful. The property is on the Wyndham Grand Rio Mar property, which is beautifully landscaped and well-maintained. Security was present, but friendly and not over-bearing. Our unit had views of El Yunque on one side and views of the infinity pool and beach on the other. The pools (kiddie, infinity, lap, and adult) were clean, beautiful and not crowded. The beach is stunning, with soft sand and waves (but safe swimming). Beach chairs are provided. 95% of our meals were offsite (many in the adorable town of Palmer, which is 5 minutes from the resort - check out its fantastic restaurants, ice cream, and bakery), but it was nice to have access to the resort's beachfront restaurant Tiki Hut when we arrived late in the evening on our first day (food was only OK, but not outrageously expensive and the view helped make up for what food lacked). On the weekends, local vendors sell artwork and baked goods in the hotel lobby, which was nice. The resort is extremely well located for excursions to Old San Juan and airport (about 40 minutes) , El Yunque (10 minutes), Fajardo and Ceiba for ferries to Culebra and Vieques (about 30 minutes), and Luquillo for kioskos, beach and beautiful church in town square (about 10 minutes). I'd stay here again in a heartbeat.

This property is lovely and it’s close proximity to the Wyndham property makes for a great vacation spot. With that said please be careful who you rent from!! Our condo was filthy and in a state of disrepair and the owner Xavier [-] did NOTHING to address our concerns. Ocean Villa Realty also owns several condos here and I would avoid them as well. Apparently there are lovely units so make sure you do your research. It can be a wonderful vacation in the right unit!

Overall: We travelled the last week of February. Great, quiet, relaxed vacation for families who like their space and the option to cook. Oceanfront is amazing and led to marvelous sunrise walks on the beach to hunt for sand dollars, The pool was usually empty or had one other family. I wouldn't necessarily recommend it if you want lots of choices for nightlife or nearby dining, since you are limited to the hotel next door, with mixed reviews. The condo: Well, these are all individually owned so so your own due diligence. Generally speaking they are large and all have balconies and kitchens, though ours was a small galley. Not all have A/C or washers and dryers (available onsite laundry at $5.00 per load to wash/dry) so double check that if it is important to you. This is not a brand new facility, so it does show some wear and tear, but it is maintained well. The pools: The pools are lovely, one "over 25" pool that never had a soul in it, a large infinity pool which we usually had to ourselves, a very small kiddie pool, and a small hot tub. There are plenty of chairs, tables, and umbrellas. There is also the beach club pool, which is a five minute walk down the beach away from the hotel area; we stopped by once but it wasn't as good as the one in front of the condos so we didn't go back. We were there just before busy season began, so there were no attendants or "security" until the very last day we were there. He approached us and asked our room number so we could get a bracelet. As for the hotel pools, we walked through one evening and they seemed very crowded and everyone was wearing bracelets (and there were quite a few security guards) so we didn't want to cause trouble by using the pools without permission, and kept moving. The beach: AMAZING. So...it wasn't the sparkling white/blue beaches of the Caribbean we are used to, but the water was warm, the sand was powdery soft (never ran into any sharp rocks), the waves were gentle, and you could walk out a good long ways and still only be up to your knees. The kids loved hanging out in the waves and boogy boarding, also walking along and looking for shells. TONS of shells and we found about 8-10 whole sand dollars during the week. The beach chairs provided by the condo association are a bit on the cheap side, and you have to drag them out to the edge of the beach yourself, but they were nice to have if you wanted them. Like the pools, we barely saw anyone on the beach until our last day. The location: Literally 10 minutes from El Yunque, 40 minutes from the airport, 50 minutes from Old San Juan and 30 minutes from the Fajardo Marina (for chartered excursions). There are lots of pharmacies, grocery stores, fast food etc. when you hit the main road to go anywhere. The nearby hotel: We never went. The closest we got was an outdoor dinner at the 5 o'clock Somewhere bat at Margaritaville for a truly awful, overpriced meal with watered down drinks. However, from our condo (the closest one to the hotel side) you could throw rocks at Margaritaville and the Wyndham was right next door, so it is convenient if you want to check it out. We would go back, but next time we think we will stay in San Juan or Old San Juan which have more things to do and explore, as well as more dining options.

Stayed in a condo in this complex the week after Christmas. In general, the outside of the facility was nice. Plenty of security. Long drive in through the rest of the complex just to get to these villas, lots of speed bumps, so be prepared to not get anywhere in too much of a hurry. Conveniently near a few grocery stores and restaurants. Pool area was nice. Beach was quiet.
