We were on the 15th floor and found that the view was really good. Not towering over other buildings but decent enough to get a great view. Hope you enjoy your stay!

We booked a room with mountain views and it was really worth it - we could actually see the mountains and the beach from our balcony and rooms - so its a great location. I guess many of the condo-type hotels will offer the same but Waikiki Banyan was good value as well - not expensive but had everything you'll need and close to the beach.

Love staying at the Banyan we normally stay on higher floors in Tower 2 but have stayed in T1 on several visits. You will have reasonable ocean views as well as views towards the mountains and Ala Wai canal. The end units are great as they are normally a little bigger.

Close to the beach, shops and restaurants.

The Bus and Trolley stop just outside the Banyan so getting around us really easy.

The 15th floor should be high enough for views. The lowest we have stayed is the 20th floor. Even number condo's have a limited sea view. Best views are odd numbers as they have Diamond Head, Zoo and better sea views. We have stayed on both sides of Tower1 many times.
