“4 stars sohuld be 5!!! but room location is all important”

As a seasoned business traveller I have stayed in many hotels - and this is definitely a superior choice.

very clean, very new, very well decorated, very comfortable

only downside - and this is not the apartments fault - is location with associated city centre noise -

GET A ROOM - AT THE BACK - WELL ABOVE GROUND FLOOR
for a perfectly quiet night sleep - the front of building is noisy with thoroughfare road/bars, bottom is above Haymarket railway line.

Given the above still HIGHLY RECOMMENDED

“Good location, clean, spacious, but decor a tad old”

The apartment itself was clean, spacious and had all the facilities you'd expect. There was even a some cereal, a loaf of bread and a pint of milk in the fridge to get us going. The location is quite good, only about 10-15 minutes walk to the main part of town.

The decor is a tad old though and could do with an update. It was still clean and everything but, for example, the carpet reminded us of old 'office carpet', the sofa in the living room was not too comfortable (it was a sofa bed), the TV was a small portable, etc. However, as I say, it was all clean and very spacious.

There was some confusion with our booking as we were supposed to be in Grove instead of Morrison, and the staff at Grove were far from helpful. The parking too is near Grove and therefore a few minutes walk from Morrison which is a bit inconvenient if you have lots of bags.

Overall though, decent accomodation, decent location, good facilities, etc.

Fountains Court Morrison St. is tough to find if you are in a car. It's in a strange one way system that will have you going past at least once before you work out where you are. It's an odd looking place, a shop front leading to the apartments above.

The staff at the front desk were welcoming and helpful and check in was a breeze. A word of warning though, there is NO car parking at Morrison St. We were lucky in that the other Fountain Court apartments in nearby Grove St had spaces available at £6 per night. If they had not been available, it would have meant leaving the car overnight in the local NCP car park which would have been expensive and risky.

The first thing you encounter is the stairs. There is no lift in the building, so if you end up on the 3rd floor (as we did) then prepare for a climb (see photo). After a day's walking around Edinburgh, the hike back to the room became a real pain.

The apartment itself was clean and comfortable enough. It consisted of a Main room with the couch/TV/Table and kitchen area, one bedroom with cupboard space, one bathroom and a small utility cupboard (see pics). The kitchen is well stocked with both equipment and crockery, and the linen was clean and plentiful. The Iron and Ironing board was a nice touch. Washing tablets and dishwasher tablets are also supplied. The white goods in the kitchen are modern and clean.

We had two problems while we were there, both sorted within the day by maintenance, one of which was a toilet cistern so noisy we could actually hear it at the main reception (and we were on the 3rd floor). The other a window which wouldn't close. The staff dealt with the issues efficiently and pleasantly. We had no issues with noise during our stay, though you are aware of the rumble of the trains under the building. The rooms are serviced during the day, though usually this consisted of remaking the bed, changing a towel and putting the two cups and a teaspoon we used on a full cycle in the dishwasher for us to empty when we returned.

There is a "breakfast pack" supplied in the apartment, this is some cereal, a loaf of bread, some milk and preserves. There is also a good supply of teabags and sachets of coffee.

The location is good, around a 15 min walk into Princes St or the Castle. Take a map though as you can get to the Castle area more quickly if you use alternative routes to the main trail. There are loads of restaurants within the area ranging from Pizza Hut to Steakhouses and Indians. There is a particularly good Indian restaurant at the Haymarket (turn right out of the apartments and 100 yards down the road). The Apartments also back onto a Police station, so there was not much noise from outside.

Security seems good, with your own access door away from the main shopfront. The area itself was ok, only the odd random drunk shouting and wobbling about.

There is also an internet room in the basement with free net access, there are only two PC's though so I would imagine at busy times (fringe season), these would be hard to get onto. Good facility though with a supply of tea and coffee.

All in all good value if you get a deal. I wouldn't pay full advertised price (£85 per night), but as we got 3 nights for £55 per night, we felt it worthwhile.

We have just come back from Edinburgh, having stayed in Morrison Street (Fountain Court). Before we went, we ourselves had read all of the reviews and were unsure what to expect!

As we were approaching we realised that the place looks nothing like any of the photos on hotels website. It actually just has a small shop like front amongst other shops, and the apartments were above and below these shops (only one floor below). The staff at reception and throughout stay were very helpful and friendly, they are available throughout day but you need to ring them on phone (provided in room) if you have any problems, but fortunately we didn't need to do this.

Rooms were very clean and comfortable. You could hear rumble of trains when in basement using free internet, but we were on first floor and then you could only hear it very faintly and could hardly notice it. You can hear trains as you are about a minute walk from Haymarket train station! The city centre is about a 10 minute walk, we are used to walking and so had no problems but some may want to take bus from by station or Lothian Road (which is about a 5 min walk). We thought it was well situated with supermarkets, bars and castle close by.

The apartment itself was great but there were a few small problems (e.g. bedroom door wouldn't shut, wardrobe door stiff to open and taps in kitchen very stiff to turn )but we are confident that staff will address these now we have mentioned them on their feedback form as when we mentioned that we were missing a tin opener they sorted it immediatley.

All of the apartments in our building seemed to be decorated as shown on their website. They also seemed to be of similar size with maybe slight variations. Quite good size of all rooms, but bed was right next to built in wardrobe, but we didn't find this a problem. Wardrobe was good size, my husband thought it was funny that I could walk into it as I am only a little over 5 foot tall!

We would definately stay again and would recommend it to any family or friends visiting Edinburgh. I also think that the Morrison St apartments are closer to town etc than Grove St or Harrison court ones.

“FANTASTIC APARTMENT”

This was my 2nd time returning to the hotel/apartment. I paid £80 for 1 night and could not fault it. The reception staff are helpful but the reception isn't always manned. You have a fully equipped lounge and kitchen. Seperate bedroom and bathroom. Exceptionally clean andd spacious. I was on the 3rd floor and there isn't a lift so had to struggle with my suitcase, but that is my only complaint. I got complimentary bread, butter, jam, milk, teabags. coffee etc so can make yourself a decent cup of tea and toast in the morning. The location is also good very near Haymarket station and 10 min walk to Princes st. I would definately say here again and would recommend to others.
