We (two senior ladies) stayed here for 4 nights in mid March. We had room 103 on the ground floor. It was 400 pesos ($36.36) for a carpeted room with 2 double beds, cable TV w/remote, desk, chair, bathroom with shower, hair dryer, and two bottles of water a day.
There was a large living room in the front of the hotel with sofas, chairs, and two (free) computers for guests use. The place is very clean, quiet, and just a short 2 blocks from the main park. There were several good places to eat within a block of the hotel and a laundry right across the street. The location could not have been better.
The reception personnel speak enough English to check you in/out but that's about all. However, that's all you really need. Breakfast is not offered but there is a cafe next door where you can get a discount if you stay at the hotel.
We were very happy to have found such a nice place for so little money!
